At Real Property Management Vesta, our proven experience and industry leadership have given us the edge in developing top-tier property management professionals. We are seeking an Assistant Property Manager for a portfolio of single family homes in Middle Georgia.
The Assistant Property Manager will be responsible for maintaining operational excellence across leasing, maintenance coordination, rent collection, resident relations, and owner communication. The ideal candidate is organized, proactive, and experienced in managing multiple priorities in a fast-paced property management environment. Naturally driven to provide excellent customer service and to instill trust, the Assistant Property Manager is a natural communicator with good organizational skills, the ability to work under deadlines, and a professional demeanor.
The Assistant Single Family Property Manager is responsible for the following duties for an assigned portfolio, including but not limited to:
Leasing & Resident Management
Prepare and post listings for available rental homes
Process rental applications and send lease agreements to qualified applicants
Conduct move-in and move-out evaluationsPrepare and distribute lease renewal offers
Respond to resident inquiries and concerns in a timely and professional manner
Support resident retention initiatives
Maintenance & Turnover
Coordinate and oversee routine maintenance, repairs, and vendor services
Ensure work orders are completed timely and cost-effectively
Manage the make-ready process following resident move-out
Coordinate utility services for vacant properties
Financial & Compliance
Follow up on delinquent accounts and communicate with residents and owners regarding payment status
Initiate eviction filings on delinquent accounts when necessary, in accordance with company policy and local regulations
Maintain accurate property and resident records
Ensure compliance with local, state, and federal housing laws and regulations
Track leasing and operational metrics and prepare periodic reports
Owner & Team Support
Serve as a primary point of contact for assigned property owners
Provide updates and respond to owner inquiries professionally and accurately
Manage and oversee a Portfolio Support Specialist assisting with administrative and operational tasks
Collaborate with internal teams to support portfolio performance
Qualifications
Prior experience in residential property management preferred but not required
Strong organizational and time-management skills with attention to detail
Excellent written and verbal communication skillsAbility to manage multiple properties and priorities simultaneously
Working knowledge of leasing, maintenance coordination, and rent collection processes is a plus
