Senior Vice President, Asset Management Property Operations
Location: Washington DC-Baltimore Area, Maryland
General Purpose of Job/Summary: Urban Edge Properties is a NYSE listed real estate investment trust focused on owning, managing, acquiring, developing, and redeveloping retail real estate in urban communities, primarily in the Washington, D.C. to Boston corridor. Urban Edge owns 72 properties totaling 17.1 million square feet of gross leasable area.
We are seeking a seasoned and strategic Regional Director of Property Management to oversee the operations, financial performance, and physical condition of a portfolio of retail shopping centers in the Mid-Atlantic region. This role requires a proactive leader with deep experience in property management. Budgeting, vendor oversight, and tenant and community relations. The ideal candidate will be detail-oriented, financially savvy, and committed to maintaining high standard of operational excellence.
Key Responsibilities:
Conduct thorough weekly inspections of assigned properties, reporting findings and addressing issues promptly.
Develop, submit, and manage annual operating budgets, including capital improvements, ensuring alignment with company objectives.
Contribute to long‑term portfolio planning, including asset repositioning, redevelopment opportunities, and disposition strategies.
Collaborate with senior leadership team to align property operations with broader investment goals.
Analyze property‑level financial statements and recommend strategies to enhance performance.
Oversee all contract services and vendors, ensuring competitive bidding, quality execution, and cost control.
Maintain deep knowledge of trade areas and competition; collaborate with Leasing to identify potential tenants.
Monitor tenant construction and landlord improvement projects.
Foster strong relationships with tenants, vendors, consultants, community members, public officials, and the local business community.
Resolve tenant and vendor disputes efficiently and professionally.
Ensure compliance with company Code of Conduct, Ethics, and Standards.
Prepare and manage RFPs, purchase orders, and project execution within budget and timelines.
Interpret and enforce lease agreements, easements, contracts, and other operational documents.
Ensure on‑site compliance with lease terms, company policies, and legal regulations.
Support and advance the organization’s ESG and Corporate Responsibility initiatives through property‑level improvements and compliance.
Monitor and support tenant and landlord construction activities.
Skills and Qualifications: Job Qualifications
Proficiency in Microsoft Office Suite, including Outlook, Word, Excel, and PowerPoint.
Proficient in Property Accounting software.
Strong skills in verbal and written communication.
Strong skills in organizational and time management, with experience in managing multiple priorities.
Strong Analytical skills.
Ability to think strategically and problem‑solve.
Ability to efficiently absorb and interpret new information and apply it effectively.
Ability to generate ideas and think strategically to solve problems with creativity.
Ability to be detail oriented, self‑motivated, and committed to high ethical standards.
Education/Experience
Minimum of 5 years of relevant experience in property or asset management.
Familiarity with commercial roofing, asphalt/concrete construction, lighting, landscaping, and basic MEP systems.
Valid Driver’s License required.
