We are seeking an experienced
Director of Operations – Military Housing
to join a nationally recognized real estate organization with a strong military housing platform. This senior leadership role is ideal for a proven operator who understands the unique operational, regulatory, and relationship-driven nature of military housing communities and can balance mission readiness, resident satisfaction, and financial performance.
Reporting to the
Vice President of Operations , the Director of Operations provides strategic, operational, and financial oversight of an assigned military housing portfolio. This role directly leads Community Directors and serves as a key liaison to military command, housing offices, and government partners—ensuring full compliance with program requirements while delivering high-quality housing and service to service members and their families.
Key Responsibilities Leadership & Portfolio Oversight
Provide direct leadership, mentorship, and performance management for Community Directors across the assigned military housing portfolio.
Recruit, hire, train, evaluate, and, when necessary, discipline or terminate direct reports in accordance with company policy.
Establish clear expectations, performance goals, and accountability standards that align with company objectives and military partner requirements.
Foster a culture of service, professionalism, and compliance that reflects the importance of supporting military families.
Military & Government Relations
Serve as the primary operational liaison between the company and military command, installation housing offices, and other government stakeholders.
Maintain open, transparent communication with command and government entities, ensuring issues are addressed proactively and professionally.
Represent the company at command meetings, housing councils, inspections, and community engagements both on and off installation.
Ensure operations comply with all applicable military housing regulations, agreements, and reporting requirements.
Operational Excellence
Direct and coordinate property operations in alignment with established company goals, policies, and military housing standards.
Partner with the Vice President of Operations to implement initiatives that drive operational efficiency, resident satisfaction, and long-term sustainability.
Conduct routine property inspections to ensure safety, cleanliness, curb appeal, and overall asset condition meet or exceed standards.
Ensure Community Directors are effectively leading on-site teams and maintaining compliance across all functional areas.
Financial Performance & Reporting
Oversee portfolio financial performance, with a strong focus on budgeting, forecasting, and variance analysis.
Mentor Community Directors in the preparation of annual operating and capital budgets.
Collaborate with the Vice President of Operations to identify opportunities to exceed budgeted NOI while maintaining service and compliance standards.
Participate in and oversee all required reporting, including internal reporting, lender reports, board presentations, Department of Defense (DoD) reports, and other government-required documentation.
Capital Planning & Asset Management
Assist in oversight of capital improvement projects, ensuring work is completed in accordance with approved budgets, schedules, and military standards.
Monitor long‑term asset condition and support capital planning efforts that enhance community sustainability and resident experience.
Market Awareness & Strategic Planning
Analyze local market conditions and economic trends that may impact housing demand or operations.
Work with Community Directors to develop Annual Business Plans aligned with military requirements and company objectives.
Support marketing, leasing, and resident engagement strategies designed to meet occupancy and service goals.
Travel & Field Presence
This role requires significant travel throughout the assigned portfolio.
Position requires driving for company business using either a company vehicle or personal/rental vehicle in accordance with company policy.
Qualifications Education & Experience
Bachelor’s degree in Business Administration, Marketing, Property Management, or a related field (required).
6–7 years of multi‑site property management or military housing oversight experience at a Community Director, Regional Manager, or higher level.
3–4 years of direct people management experience.
Demonstrated experience working with military installations, government partners, or regulated housing environments strongly preferred.
Skills & Competencies
Strong financial acumen, including budgeting, reporting, and financial analysis.
Exceptional written and verbal communication skills, particularly when working with military command and government stakeholders.
Proven leadership and motivational skills with the ability to influence and guide teams in a mission‑driven environment.
High‑performing, self‑directed professional with excellent organizational and time‑management skills.
Ability to work independently in a fast‑paced, geographically dispersed portfolio.
Proficiency in MS Office (Word, Excel, PowerPoint, Outlook); Yardi experience preferred.
Valid driver’s license required.
Preferred Certifications
Certified Professional of Occupancy (CPO)
Accredited Residential Manager (ARM)
Certified Apartment Manager (CAM – NAAHQ)
