Position Overview Steward Realty Management Co. is a family‑owned property management company that has owned and managed its own multi‑tenant industrial real estate portfolio for over 70 years. We operate with a small, close‑knit team, making our environment more personal and far less corporate than large property management companies. With the exception of our newest team member, all current staff have been with the company for 17+ years.
We are seeking an experienced Industrial Real Estate Field Property Manager to oversee day‑to‑day operations across a portfolio of industrial properties located throughout Los Angeles County, with the majority of properties concentrated in the Downtown Los Angeles area.
This is a hands‑on field management role focused on property operations, tenant relations, repairs and maintenance, construction oversight, and unit turnovers. The position does not involve leasing, brokerage activities, or bookkeeping.
Key Responsibilities Property, Building & Systems Management
Conduct regular site inspections of all industrial properties
Monitor and maintain building systems and site conditions, including roofs, docks, roll‑up doors, concrete (driveway, interior flooring, tilt‑up wall), asphalt, fencing, lighting, drainage, plumbing, electrical, HVAC, and fire/life‑safety systems
Proactively identify issues, diagnose problems, and coordinate timely, cost‑effective repairs
Select and manage vendors, meet contractors on‑site, and oversee quality and completion of work
Renovations & Improvements
Manage tenant improvements, office build‑outs, unit turn‑overs, and renovation projects
Coordinate contractors, inspectors, and City/Fire Department access
Track schedules and budgets and ensure compliance with codes, regulations, and lease requirements
Emergency Response
Serve as first responder for property emergencies, including flooding, power outages, and fire system issues
Locate and operate utility shut‑offs and stabilize situations quickly
Qualifications
Minimum 5 years of experience in property management and field operations
Strong hands‑on knowledge of construction and building systems
Ability to manage multiple properties and projects simultaneously
Strong communication, writing, and problem‑solving skills
Valid driver’s license and ability to travel between properties throughout LA County
Organized, dependable, and self‑directed
Live within 1 hour driving time of the 90048 zip code
Compensation & Benefits
Competitive salary, commensurate with experience
Paid Time Off: 2 weeks in Year 1, increasing to 3 weeks annually thereafter.
