Overview

This position provides specialized work in support of the development and administration of the Spokane Airports’ property management and contract administration functions. Responsibilities

Prepares requests for proposals, lease documents, permits, agreements, and contracts for Spokane Airports’ tenants; including airlines, concessionaires, and other business partners. Performs research and collects data to develop recommendations on rates and charges and to assist with lease and contract negotiations. Obtains, analyzes and summarizes appraisals, studies or other reports related to property management and contract administration. Initiates and oversees the maintenance of records and files on available space, tenants, insurance requirements, bonds, leases, and contracts; assists in computing anticipated revenues. Obtains, prepares and maintains accurate exhibits, drawings, legal descriptions and other documents commonly associated with leases, contracts or other agreements. Monitors compliance involving all lease and contract provisions, including but not limited to scheduled renewals, changes to payment terms, insurance, payments, performance bonds, and tenant required improvements. Maintains current data base lease management and billing systems; performs analysis of accounts receivable information and follows through with collection activity. Conducts inspections to determine tenant compliance with existing agreements; recommends and ensures corrective action(s) are completed. Processes Tenant Improvement Requests by directing to the appropriate departments for comments and/or approval. Compiles and provides comments and/or approval to requesting tenant. Coordinates the issuance of permits for first amendment activities and indemnification agreements for activities at Spokane Airports. Performs background research related to the purchase, leasing or sale of property; participates in the formulation of contract terms and conducts real estate mathematical analyses and business case mathematical analyses in support of property management activities or special projects assigned by management. Performs other duties as assigned. Education/Experience

A Bachelor\'s degree from an accredited college or university with a major in Business Administration, Marketing, Public Administration or related field. A minimum of two years related experience. Strongly prefer experience in airport property management or multi-use commercial property leasing. A combination of education and experience that provides the knowledge, skills and ability to perform the duties of this position will be considered. Knowledge/Skills

Adhere to a document management system to track development and modification of leases, contracts and other related documents. Assist with negotiation of real estate leasing and transactional agreements. Review property appraisals for consistency and thoroughness. Knowledge of the following: The principles and practices of real estate applicable to facility rental and leasing. Common legal concepts and terms used in property management. The form and content of leases and contracts as they relate to lease or rental of facilities and concessions particularly at an airport. The sources of information used and methods involved in analyzing the economic justification for specific leases, contracts and/or proposed concessions at an airport. The principles, practices and techniques used in preparing leases and contracts for properties at an airport. Local, state and federal laws and regulations that apply to zoning; land development; building codes; leasing, sale or acquisition of property; intergovernmental agreements and other applicable processes that impact on properties and contracts related duties and responsibilities. Physical Requirements

Requires the ability to lift, carry, push and pull objects up to 30 pounds. Job functions require sitting for extended periods, standing and walking frequently, and stooping, kneeling, bending, lifting, carrying, and reaching occasionally. Extensive wrist and hand movements required for frequent keyboarding and use of office equipment. Ability to perform close work to read and use computer required. Ability to continuously exchange information through listening and talking with customers, coworkers, and other individuals required. Must be able to obtain and maintain an Airport security badge as a condition of employment. Must have a current, valid driver’s license free of serious or frequent traffic violations. Working Contacts with Others

Work is primarily in an office setting with some travel on the airport and in the local area. Occasional exposure to aircraft noise and fumes. Equipment Operation Required

Vehicle, personal computer, word processing and spreadsheet software, multi-line telephone system, calculators, copier and fax machine.
