Description We are looking for a highly organized and experienced Regional Property Manager to oversee a portfolio of residential properties, ensuring efficient operations, budget compliance, rent optimization, and overall property performance. As a Regional Property Manager, you will be responsible for maintaining and maximizing the value of our residential properties while ensuring a positive experience for tenants.

Key Responsibilities Maintaining the Physical Asset

Conducting regular site inspections of building interior and exterior.

Making recommendations for necessary physical repairs and replacements.

Overseeing the implementation of the budget and capital expenditure plans, including renovation and improvement programs.

Ensuring compliance with safety regulations.

Supporting employees and the asset by spending a minimum of one day on site each week.

Negotiating contracts for RM and Capex work.

Marketing and Leasing

Supervising leasing personnel.

Regularly evaluating market conditions and property comp.

Working with the Director of Marketing to create and implement marketing plans.

Periodically reviewing rental applications and lease forms for accuracy and compliance with policies and procedures.

Making recommendations to improve marketing and leasing programs.

Proposing changes to the property based on market conditions.

Ensuring compliance with all legal and regulatory requirements.

Rent Management

Supervising rent collection in accordance with policies and procedures.

Approving and monitoring rental rate recommendations for new leases and renewals based on current market information.

Financial Reporting and Control

Developing the annual property management plan, operating budget, and capital budget.

Reviewing monthly financial reports and investigating variances.

Generating required monthly reports as needed.

Approving payments, including payroll and invoices.

Approving expenditures in line with the Property Budget and Company policies.

Leading annual budget meetings and other financial meetings as necessary.

Administration

Supervising employees and contractors.

Ensuring adherence to specifications outlined in contracts and operations manual.

Maintain relationships and correspondence with asset managers and institutional partners.

Recruiting, selecting, and training supervised employees to ensure compliance with policies and procedures.

Interfacing with external professionals, such as legal, accounting, insurance, tax experts, as needed.

Maintaining property files and records.

Continuously improving management and technical skills.

Allocating a predetermined percentage of time to gather market knowledge, foster community relations, and evaluate assets.

Regularly monitor property dashboards to ensure the completion of all daily and weekly operations.

Requirements

Prior supervisory experience a must.

3-5 Years multisite Property Management experience.

Bachelor’s degree, ARM®, APM® or CAM® certification preferred.

Proficient in Microsoft Excel and Yardi

Experience with budget creation and forecasting.

Excellent organizational skills: ability to prioritize tasks, multitask, delegate.

Ability to conduct oneself in a professional manner and to effectively communicate with all levels of management, owners, vendors, and community staff.
