Job Summary: Property managers thrive in environments that allow flexibility, as no day in property management looks the same. These professionals oversee day-to-day operations, market and lease apartments, drive cost effectiveness, address resident concerns, manage property staff, and adhere to compliance regulations for affordable housing. Responsibilities
Diligently ensure all Fair Housing and affordable housing regulations are adhered to. Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent. Provide outstanding service to residents by resolving inquiries, work orders, and requests in a timely manner. Maintain and build the application waiting list. Conduct initial lease process with certification and annual recertification for affordable housing, state agency, and government agency programs. Pass INSPIRE, State, and Government Agency inspections while maintaining company standards. Ensure vacant apartments are ready to lease quickly and market those units diligently until occupied. Process applications for move-in/transfer and forward to Compliance for approval. Supervise property staff directly reporting to the property manager, including maintenance and housekeeping staff, inspect unit turns, perform preventative maintenance, complete work orders, and conduct quarterly housekeeping inspections. Inspect and supervise the work of outside vendors. Organize community activities regularly according to the property's management agreement and lease. Be available to be on call for after-hours emergencies and other business needs. Travel to regional and home office trainings and/or conferences as required. Lead marketing and leasing strategy to maintain occupancy targets. Be highly mobile to engage the needs of the property, walk the property multiple times a day, conduct regular inspections, assist maintenance as needed, and navigate stairs and other areas. Qualifications
Education: High school diploma or equivalent Experience: Minimum 1 year in a supervisory function Skills & Competencies: Strong customer service; strong competency in Microsoft Office; ability to learn new software Preferred Qualifications
Education: Fair Housing Training Experience: 2+ years of affordable housing property management experience; Real Page Onesite experience preferred Physical & Work Environment
