
The Apartment Make Ready Technician performs general maintenance and repairs to ensure apartment homes and other property facilities are in good working order. An Apartment Make Ready Technician ensures that empty apartment homes are fully prepared for future residents.
Essential Job Functions include but are not limited to:
Monitors and performs make-ready duties on vacant units
Diagnose problems and perform repairs for basic electrical, plumbing, carpentry, and drywall
Complete all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklist
Ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers
Paint and/or patchwork sheetrock in apartments and offices
Paint building exteriors and fencing when needed
Ensures residential units have been turned in a timely and efficient manner
Re-stripe parking lots, curbs, tennis courts, and other common areas when directed
Provides on-call service when scheduled
Demonstrates excellent customer service skills by treating prospective and current residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency
Ensure adherence to the company’s safety and hazard communications programs, policies, and procedures
Inspects buildings and grounds to ensure safety and cleanliness, and alerts the Lead Maintenance/Property Manager to items that need to be repaired
Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed
Must be able to lift 100 pounds. Use of a lifting back brace as needed
Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment
Perform all duties called upon by Lead Maintenance/Property Manager to ensure that the property operates in an efficient and economic manner
Qualifications:
1-2 years of experience in maintenance service for multifamily communities, other building maintenance, or related trade
Excellent written and verbal communication skills
Team-oriented with the ability to work independently on occasion
Use of general maintenance equipment, including but not limited to hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates, residents, and others.
Job Requirements:
General maintenance and safety experience, and knowledge
Knowledge of building maintenance and repair
Required to provide own (industry-specific) hand tools
Basic computer skills/knowledge required to perform job functions
A valid driver’s license and reliable transportation
Ability to work with a diverse group of people and customers
Education: High School Diploma/GED preferred
Licenses/Certifications: HVAC certification and CPO valid (preferred but not required at some locations)
This is a full-time position. Some overtime may be required, including “on-call” and/or rotating “on-call” responsibilities.
