POSITION PURPOSE: The Construction Superintendent's responsibility is to supervise the construction of a project and complete the work on schedule, within the budget, and to the quality of workmanship specified. ESSENTIAL FUNCTIONS:

PROJECT MANAGEMENT Construction Program/Job Site Setup:

Plans and implements the Construction Program/Logistic Plan with the Construction Manager including quality control procedures, safety, security practices, field office location, laydown yard, temporary utilities, final utility points of contact, staging areas, equipment, and manpower. Documents conditions of adjacent properties and public rights of way prior to start of construction. Permitting:

Oversees the creation of a permit tracking log to ensure all required permits for all disciplines are pulled and closed out with authorities having jurisdiction. Ensures OSHA regulations are followed, including posting required safety notices. Construction Oversight:

Supervises, coordinates, directs, monitors, and inspects all activities of subcontractors and suppliers on the project. Schedules inspections, maintains quality control and jobsite safety. Inspections:

Calls for and attends inspections, ensures site and subcontractors are ready, maintains documentation of approvals or corrections, and oversees required work for compliance. RFIs & Submittals:

With assistance from the Construction Manager, drafts RFIs and reviews responses to ensure constructability and alignment with design intent. Communication & Reporting (External):

Chairs weekly coordination meetings, subcontractor coordination meetings, and safety meetings. Reviews minutes prepared by the Construction Manager for accuracy. Commercial Leases:

Supervises activities related to base building requirements as outlined in Lease Work Letter(s). Schedules inspections, maintains quality control and jobsite safety. Expertise:

Demonstrates advanced understanding of building codes related to construction activities and sequencing and materials. Safety:

Supports the implementation of the company's safety procedures onsite. Works with third-party inspectors to ensure OSHA requirements are met. Conducts safety walks and addresses any citations as needed. PROJECT PERFORMANCE OVERSIGHT Reporting (Construction):

Participates in weekly OAC meetings and reports on current site activities and upcoming work. Reviews subcontractors’ daily reports and creates daily activity logs with photographs uploaded to the project software. Budget Oversight:

Inspects work and reviews/approves all time and material invoices daily. Communicates any potential cost impacts prior to authorizing work. Schedule Oversight:

Assists in developing and refining the Project Schedule. Prepares a 3-week look-ahead, coordinates with subcontractors, and evaluates procedures, dates, and staffing requirements for each phase. Contract Execution/Oversight:

Understands subcontractor contractual obligations and helps manage to budget constraints. Maintains knowledge of contract drawings, specifications, and addenda. SUPERVISORY RESPONSIBILITIES Talent Management & Development:

Oversees Assistant Superintendent activities and assigns tasks. Vendor Management:

Supervises vendors, independent contractors, and subcontractors, adhering to laws and CIM policies. Provides input during hiring and contract negotiations. DOCUMENT ORGANIZATION AND REVIEW Design Documents:

Examines contract drawings, specifications, bulletins, and addenda for issues and proposes alternatives. Reviews and approves as-built prints weekly for records. Invoicing:

Reviews and approves subcontractors’ monthly payment requests with the Construction Manager. Reviews and approves all time and material vouchers daily. Supports timely monthly requisitions. Buyout/Procurement:

Supports bid review to ensure pricing reflects a buildable and comparable scope of work. Subcontractor Vetting/Contract Negotiation:

Provides feedback on final scope to ensure means and methods meet project requirements. Assists in subcontractor selection. Document Organization (Internal):

Maintains updated Construction Documents onsite, including indexing of bulletins and posting RFIs. QUALIFICATIONS:

EDUCATION Degree:

High School diploma, GED, or equivalent. College degree in a related field may be considered toward relevant experience. EXPERIENCE Length of Experience:

Minimum of 8 years’ field experience in construction, with 4 years as a Superintendent. Project Experience:

Significant experience in executing development construction projects including mixed-use, office, retail, and multi-family new construction. Technical Skills:

Knowledge of building codes and regulations related to construction and real estate development. Proficiency with Microsoft Office and project management software. KNOWLEDGE & SKILLS Internal and External Relations:

Maintains good relations with all project stakeholders. Strong interpersonal skills to interact with tenants, builders, contractors, and development executives. Reading & Comprehension:

Interprets complex construction documents, safety rules, and operating/maintenance instructions. Correspondence:

Prepares accurate and effective reports and correspondence. Direction Setting:

Works with the team to translate strategies into goals and objectives. ABOUT YOU:
