Leasing Manager – Dream Gainesville, FL Join our team at Dream Gainesville, a brand new lease-up premium rental community. We’re seeking an experienced Leasing Manager who enjoys leading leasing efforts, connecting with prospective residents, and building a welcoming, community-first atmosphere. In this role, you’ll drive leasing performance, support your onsite team, and help create an experience that makes residents proud to call Windsor Manor home. As part of the Dream Communities team, you’ll play a visible role in shaping both results and culture at the Community. About this opportunity:

Position Type: Full-time What we are looking for in a Leasing Manager Candidate:

Proven experience as a Leasing Manager or similar role in a multifamily lease-up community. Strong leadership and team management skills. Excellent communication and interpersonal skills. In-depth knowledge of Fair Housing laws and leasing regulations. Proficiency in property management software Microsoft Office Suite. Ability to work in a fast-paced environment and handle multiple tasks simultaneously. High level of professionalism and strong problem-solving abilities. Certification from the National Apartment Association (NAA) or similar industry certification is a plus. Experience with lease-up communities and new property launches. Knowledge of local rental market trends and competitive landscape. What you will do as a Leasing Manager:

Lease apartments by promoting the resident lifestyle and "dream" living experience. Develop and implement effective leasing strategies and marketing campaigns to attract prospective residents. Prospect for new residents through regular outreach and cross-promotion within the neighborhood, local businesses, major employers, social media, military personnel, and local university students. Provide exceptional customer service to prospective and current residents, including creating appointments, performing follow-ups, answering phones, and responding to emails. Develop and maintain positive resident relations, fostering a positive community environment and promoting resident retention through engagement activities and initiatives. Address and resolve resident complaints and issues in a timely and professional manner. Created and managed a Resident Event calendar, overseeing all event planning and attendance to enhance the resident lifestyle and rental experience. Lead and manage the leasing team, ensuring high performance and customer service standards. Train, mentor, and motivate the leasing team to achieve performance goals. Conduct regular performance evaluations and provide constructive feedback to team members. Manage the leasing office operations, including staff scheduling and training. Oversee the application and screening process for prospective residents, ensuring compliance with all company policies and legal requirements. Prepare and maintain accurate leasing and resident records. For management review, generate regular reports on leasing activity, occupancy rates, and market trends. Ensure all leasing and marketing materials are up to date and aligned with the company's branding guidelines. Help manage activities related to the property's physical operations. Ensure compliance with Fair Housing laws and all relevant regulations. Keep abreast of industry trends and best practices to continuously improve leasing processes and strategies. Collaborate with the Community Manager to develop and manage the leasing budget. Oversee the renewal process and Delinquency control. Maintain ethical, professional, and courteous relations with residents, teammates, and contractors. Be a key contributor to the attainment of all management company goals.
