The Commercial Real Estate (CRE) Portfolio Manager is responsible for the ongoing servicing, credit administration, and risk management of an assigned commercial real estate loan portfolio within an OCC-regulated banking environment. The role ensures the continued performance and credit quality of existing relationships through financial analysis, covenant monitoring, risk assessment, and compliance with internal credit policy and regulatory requirements. The position manages exposure across all major commercial real estate property types and loan structures, with primary emphasis on non-owner-occupied CRE.

In addition to servicing the existing portfolio, the Senior Portfolio Manager contributes to commercial real estate loan production by taking ownership of the credit process from initial deal evaluation through underwriting, approval, closing, and post-closing transition to portfolio management. The role partners closely with Relationship Managers and Credit Administration to support transaction execution, provide independent credit judgment, and ensure all new and existing credits align with the bank’s risk appetite, credit policy, and safety and soundness standards.

E SSENTIAL FUNCTIONS:

Serve as the primary point of contact for the ongoing servicing and credit administration of an assigned portfolio of existing commercial real estate relationships, ensuring high-quality client service and portfolio performance.

Independently manage day-to-day portfolio responsibilities, including borrower communication, attendance at client meetings (both on-site and off-site), and participation in relevant commercial real estate organizations and events in support of relationship management and business development efforts.

Proactively obtain and review required annual and interim borrower financial statements and other credit documentation to support ongoing credit monitoring, annual reviews, renewals, and modifications.

Perform comprehensive financial analysis and ongoing credit risk assessment of existing commercial real estate clients, including analysis of cash flow, collateral performance, guarantor strength, and covenant compliance.

Identify, document, and promptly elevate emerging credit issues, deterioration trends, or policy exceptions, and present analyses and recommendations to management.

Prepare initial cursory credit memoranda, annual reviews, renewal requests, and modification requests in accordance with bank credit policy and OCC regulatory expectations.

Support new loan production primarily from existing client relationships by:

Preparing preliminary credit analyses for new loan opportunities

Presenting initial deal concepts to senior lending leadership or credit committee to determine whether to proceed with full underwriting

Work collaboratively with assigned underwriters during the underwriting process by assisting with information gathering, responding to underwriting questions, and ensuring timely progression of approved transactions.

Review loan documentation for accuracy and completeness and participate in customer meetings related to loan execution and closing.

Actively participate in the loan closing and funding process to ensure approved transactions are properly documented, booked, and disbursed.

Actively manage portfolio compliance by ensuring receipt of all required documentation, maintaining accurate and complete credit files, and monitoring loan status on an ongoing basis.

Initiate and support remedial actions for adversely trending credits, including enhanced monitoring and coordination with Credit Administration, as appropriate.

Maintain thorough documentation of client interactions, portfolio actions, and calling efforts through timely and well-supported file memoranda.

Maintain full knowledge of the Bank’s Credit Policies and procedures and ensure strict adherence at all times.

Ensure compliance with all applicable regulatory requirements, including BSA/AML and OFAC rules and regulations.

Demonstrate a strong sense of ownership, urgency, and accountability in responding to client needs, completing assigned tasks, and meeting performance objectives.

Work collaboratively and professionally with Relationship Managers, Credit Administration, Risk Management, Loan Operations, and other internal partners to support client servicing and portfolio objectives.

Maintain organized, efficient work habits and workflow resulting in well-documented, accurate, and timely completion of all portfolio and credit-related responsibilities.

Attend and complete all required bank training and specialized training related to commercial real estate lending and portfolio management.

Perform additional duties and special projects as assigned by management.

SUPERVISORY DUTIES: No Supervisory duties.

BSA COMPLIANCE I understand and acknowledge that, in addition to the duties outlined in this job description, I am also responsible for ensuring that my duties are performed in full compliance with all of the bank’s Bank Secrecy Act, Anti‑Money Laundering, and OFAC policies and procedures as well as related Federal Laws and Regulations. Furthermore, I understand that I must create and foster a culture of BSA, AML, and OFAC Compliance within the institution. Lastly, I agree to address any and all questions I may have about the Bank’s BSA/AML/OFAC Program to the Bank’s BSA Department.

DESIRED SKILLS AND EXPERIENCE:

Minimum

3 years

of experience in commercial real estate portfolio management, credit analysis, underwriting, or related commercial banking roles.

Strong working knowledge of commercial real estate loan structures, including permanent, construction, bridge, and transitional credits across all major property types.

Proficiency in analyzing borrower and guarantor financial statements, cash flow, rent rolls, operating statements, budgets, and projections.

Experience collaborating with internal and external stakeholders to support both portfolio servicing and transaction execution.

Strong written and verbal communication skills, including the ability to present credit analyses and risk assessments to internal committees and senior management.

High level of organizational skill, attention to detail, and ability to manage multiple priorities in a deadline‑driven environment.

Demonstrated sense of ownership, accountability, and urgency in managing credit processes, responding to client needs, and completing assigned responsibilities.

Bilingual (English/Spanish) ability is preferred.

Willingness and ability to travel as required to conduct property inspections and site visits in support of underwriting, portfolio monitoring, and credit risk assessment.
