Hayat Brown’s P3 | Infrastructure | Real Estate group helps institutions overcome facility and economic development challenges and maximize the value and useful life of real estate and infrastructure assets by leveraging private capital and expertise through public‑private partnerships (P3) and other performance‑based infrastructure (PBI) capital improvement delivery methods. We also help these institutions use P3 and other creative strategies to monetize underutilized real‑estate and infrastructure assets to fund mission‑critical activities. Serving public and institutional clients exclusively, our team protects and advances institutional interests through strategy development (project feasibility and portfolio planning), transaction advisory services (valuation, partnership structuring, procurement, and negotiation), and operations support (program management, and asset management and real‑estate restructuring).
Job Description This position will lead a wide range of market and financial analysis, program management support, and procurement management activities in support of state, local, and higher education clients. Additional areas of potential responsibility could include but are not limited to, real‑estate advisory, business development, and client service.
The successful candidate will serve in a management consulting capacity working closely with senior executives to deliver innovative solutions to key public sector and higher education clients. Current engagements include real‑estate market analysis, financial and strategic feasibility analysis, public‑private partnerships, program/project management, real‑estate strategy, highest and best use studies, large‑scale, mixed‑use development advisory and financial oversight, transaction execution, asset monetization, analysis of financing and ownership structures, and a full range of real‑estate and infrastructure transaction advisory services.

Responsibilities
Provide analytical and project management services related to strategic portfolio and asset planning, procurement management, transaction execution, reinvestment, repositioning and asset monetization
Perform highest and best use analysis and project feasibility analysis on a variety of real‑estate asset classes
Build, edit and interpret financial models based on analysis of economic, demographic and real‑estate market data
Develop reports, written analyses, presentations and other client deliverables
Advise on all aspects of large‑scale public sector projects, including transaction management, document review, construction oversight, development and finance review
Review and analyze legal documents, zoning, financial reports, and operating plans as part of the due diligence process, negotiations, and/or ongoing portfolio management
Manage client relationships, including communications, schedules, and meeting management
Prepare client deliverables, including reports and presentations
Actively market and sell the firm and P3/real‑estate services
Prepare proposals in response to requests for qualifications (RFQ) / requests for proposals (RFP)
Qualifications
Bachelor’s degree in real‑estate, finance, economics, urban planning, or public administration – MBA/master of real‑estate/master of urban planning preferred
At least eight (8) years’ experience in commercial, public sector, or higher education real‑estate OR 4‑5 years’ experience and an advanced degree
Significant client and project management experience
Experience with real‑estate feasibility and economic impact analysis
Strong experience creating and analyzing development pro formas
Experience creating and analyzing real‑estate delivery and service solicitations – experience with public‑private partnerships preferred
Strong financial/analytical skills related to real‑estate
Experience working within a public sector or institutional environment is desirable
Excellent verbal and written communication skills
Computer proficiency in Microsoft Excel, Word and PowerPoint
