A well-established, family-owned General Contracting and Development firm in Astoria, Queens is seeking a seasoned property management professional. Position Overview Head of Property | Affordable Housing Portfolio will oversee the operational, financial, and administrative aspects of a diverse residential and mixed-use property portfolio, with a focus on affordable housing. This leadership role requires strategic oversight, hands‑on operational management, and strong financial acumen to maximize property performance and tenant satisfaction.

Key Responsibilities Strategic & Operational Leadership

Lead and manage a team of Property Managers and support staff, ensuring consistent performance and adherence to company standards.

Oversee day‑to‑day operations across multiple properties, including maintenance, repairs, vendor management, and preventive maintenance planning.

Develop operational procedures and policies to standardize portfolio management practices.

Conduct regular property inspections to identify issues and implement corrective actions.

Financial & Analytical Oversight

Develop and manage annual property budgets aligned with organizational goals.

Review, analyze, and interpret financial reports, rent rolls, and operational data.

Prepare internal financial reports and executive summaries for leadership.

Manage rent collection, lease renewals, and delinquency follow‑ups.

Identify opportunities to improve NOI through operational efficiencies and process improvements.

Compliance & Risk Management

Ensure all properties comply with local, state, and federal regulations, including HDC, HUD, Section 8, and LIHTC guidelines.

Oversee insurance coverage, risk mitigation strategies, and regulatory reporting.

Handle legal matters including evictions, lease enforcement, and contract negotiations.

Tenant & Leasing Oversight

Address tenant inquiries, complaints, and escalations promptly and professionally.

Coordinate lease agreements, renewals, and terminations across the portfolio.

Maintain high levels of tenant satisfaction while balancing operational and financial priorities.

Required Skills & Qualifications

Minimum 10+ years of progressive property management experience, including affordable housing portfolios (LIHTC, Section 8, HUD).

Proven experience managing property managers or multi‑site teams.

Strong financial acumen: budgeting, forecasting, variance analysis, and executive reporting.

Hands‑on operational expertise across building maintenance, vendor management, and capital projects.

Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint); experience with Yardi, OneSite, or other property management software preferred.

Strong leadership, communication, and interpersonal skills.

Ability to work independently while overseeing cross‑functional teams.

Detail‑oriented with strong problem‑solving skills.

Preferred Qualifications

Bachelor's degree in Real Estate, Business Administration, Finance, or related field.

Professional certifications: Certified Property Manager (CPM), Real Property Administrator (RPA), or equivalent.
