Location : Currently Midvale and future Salt Lake County projects
Job Summary The Superintendent oversees the day-to-day operations of townhome construction projects, ensuring they are completed on time, within budget, and according to quality standards. This role involves managing subcontractors, coordinating schedules, maintaining safety protocols, and ensuring compliance with plans, specifications, and local building codes. This position demands full commitment to project success and offers substantial growth opportunities. The ideal candidate is highly organized, detail-oriented, and has 5+ years experience in multi-family construction management.
Key Responsibilities Pre-Construction & Planning
Oversee start packages and ensure all construction preparation is complete.
Manage and negotiate bids, including requesting, negotiating, and recommending purchase orders to maximize cost-savings.
Once approved, distribute and track purchase orders to subcontractors to ensure prompt execution.
Lead building permit and civil improvement pre-construction activities.
Contribute to the development and improvement of civil and architectural plans.
Contribute to improvements in structural value engineering, energy-efficient and cost-effective plan designs, and streamlined processes for efficiency, quality, and warranty claims.
Ad hoc responsibilities.
Construction Oversight
Develop, maintain, and adjust project schedules; coordinate closely with the Operations Manager.
Supervise all on-site activities, manage subcontractors, suppliers, and vendors to meet schedule and quality standards.
Review all project documentation for compliance and accuracy.
Contribute to accounting through retainage enforcement and accurate invoicing.
Ensure timely and proper delivery of materials and maintain a clean, organized job site, contributing hands-on labor when necessary.

Warranty & Quality Control
Schedule subcontractors for repairs during warranty period; oversee warranty claims and budgets.
Personally handle smaller warranty items outside subcontractor scope; ensure quality and homeowner satisfaction.
Conduct regular inspections to address deficiencies and maintain quality and documentation.
Ad hoc responsibilities.
Safety, Compliance & Communication
Enforce safety standards, conduct meetings, and ensure OSHA/local code compliance.
Serve as the main point of contact on-site; communicate project updates and warranty items to the Operations Manager.
Submit daily logs, progress reports, and site photos.

Qualifications
Construction Management, Real Estate Development, or other applicable degree preferred.
Minimum 5 years of multi-family experience; high-end project experience a plus.
Strong understanding of methods, materials, and blueprints; proficient in construction software and Microsoft Office.
Bilingual (English/Spanish) is a plus.
Strong organizational, leadership, and communication skills; experience with warranty processes.
Physical Requirements
Able to work in varying weather; walk, stand, bend, and lift up to 50 lbs.
Compensation and Benefits
Annual Salary : $90,000 - $120,000 based on experience
