Role Description
Our client is looking for a highly analytical and creative Listing Optimization / Marketing Analyst to join their property management team, specializing in vacation rentals. This role is key to ensuring their properties are effectively marketed, well-optimized across various platforms, and generating maximum booking potential. The ideal candidate will have a strong background in digital marketing, data analysis, and an understanding of the vacation rental industry. Key Responsibilities:
Listing Optimization:
Regularly review and optimize vacation rental listings on multiple platforms (e.g., Airbnb, VRBO, Booking.com) to improve visibility, ranking, and guest conversion. This includes crafting compelling property descriptions, selecting the best photos, and ensuring each listing aligns with platform guidelines. Market Research & Analysis:
Conduct detailed market analysis to understand competitor pricing, trends, and performance metrics. Use insights to recommend strategies for pricing optimization and to keep listings competitive in the market. SEO and Content Strategy:
Implement SEO best practices for listing titles, descriptions, and keywords to improve search rankings on vacation rental platforms. Work closely with the content team to develop and test new marketing strategies to drive traffic and conversions. Pricing Strategy Development:
Analyze market demand, occupancy trends, and historical data to recommend dynamic pricing strategies. Monitor pricing changes, adjust as needed, and ensure each property is priced competitively to maximize occupancy and revenue. Performance Reporting & Analytics:
Track and analyze key performance metrics for listings, including booking rates, occupancy rates, and revenue per available rental (RevPAR). Create regular reports for management to track the success of marketing initiatives and listing optimization efforts. A/B Testing & Optimization:
Plan and execute A/B tests on listings, pricing models, and marketing materials to identify the most effective strategies for increasing bookings. Use data-driven insights to continually refine marketing and listing strategies. Social Media & Digital Marketing Collaboration:
Collaborate with the marketing team to promote vacation rental properties across social media channels and digital advertising campaigns. Help develop engaging content that showcases the unique features of each property and targets the ideal guest profile. Guest Reviews & Feedback Analysis:
Monitor guest reviews across platforms and identify opportunities for improving guest satisfaction and listing performance. Work with the customer service and operations teams to implement feedback where necessary. Platform Trends & Updates:
Stay up-to-date with platform algorithm changes, new features, and emerging trends in the vacation rental industry. Ensure the listings and marketing strategies are aligned with the latest industry practices and platform guidelines. Qualifications:
Bachelor’s degree in Hospitality Management, Marketing, Business, Economics or a related field. Proficiency in English (written and spoken) at a native or near-native level 2+ years of experience in digital marketing. Listing optimization or property management within the vacation rental industry desired. Strong understanding of vacation rental platforms such as Airbnb, VRBO, Booking.com, and similar is desired. Proficient in Microsoft Excel and other data analysis tools (e.g., Google Analytics and SEO tools). Excellent communication and interpersonal skills, with the ability to collaborate effectively across teams. Strong analytical skills with the ability to make data-driven decisions. Creative mindset with attention to detail in content creation and optimization, problem-solving skills, and the ability to make data-driven decisions under pressure. An entrepreneurial mindset, willing to proactively research, propose and implement new strategies, systems and processes for the team. Familiarity with paid advertising (e.g., Google Ads, Facebook Ads).
