We are looking for a full-time Sales Closing Coordinator to join our team in the Central Georgia Division. This position is hybrid with both an on-site (McDonough, GA) and remote work opportunity. Workdays would include Monday through Friday for daily accessibility to agents and management. With Division growth, this position could eventually become a full-time position within 6-9 months. Position Summary

The position is responsible for providing support, including administrative support to the Sales Agent(s) and Sales Management through data entry, regular management and review of contract documentation, management of the closing process for sold homes, management and constant review of the Multiple Listing Services, communication with the Sales Agents regarding available homes for MLS purposes and scheduling of agent staffing in communities. Essential Functions

Sales Contract administration to include contract review and balancing between contract and SMART (proprietary software) system, exhibits, selections, etc. Receive and process all Good Faith Deposits for Sales Contracts. Ensure Agent information is accurately reflected in SMART. Assist agents with processing Cancellations, Change Orders, etc. Create and maintain House Files (digital and hard copy) for Pre-sales and Spec homes and Homeowner packets. Assist with organizing / hosting sales meetings as needed. Review the SDC Realty Central Georgia Broker’s Policy with new agents and distribute model and spec keys. Collect same upon termination of agents. Tracking of all Sales Agents license status, renewals and Board membership, prompting licensee for action prior to deadlines for renewals. Coordination of the scheduling of Agent time off requests and vacation to include scheduling for sales assistants or sales ambassadors to ensure that all communities are covered 7 days per week. Maintain one scheduling calendar for all agents, assistants and ambassadors. Manage office supply order process to ensure that Sales staff has tools, supplies and equipment to work effectively onsite and/or when working remotely. Working knowledge of Smith Douglas Homes active communities and floor plan library. Ensure that all sales prices are accurately reflected in SMART for all inventory homes. Complete regular listing audits between MLS, SDH website and SMART system. Collaborate with Sales Agents in order to input and manage all listings in the various MLS to include the upload of quality photos, plan and lot descriptions for the best representation of our product. Monitor the compliance and status of all listed homes in all MLS. Pend properties and report sold information with allotted timelines per MLS rules and regulations, ensuring no service fees are assessed. Balance MLS accounts of the listed, pending and sold properties accordingly and ensure prompt payment of all invoices. Disclose current incentive disclosures within each MLS. Proof and manage document distribution and storage of all related documents for executed contracts through various systems and to appropriate drive locations and update the Closing Coordinator Report. Maintain and distribute Closing Surveys, Guild Surveys and Reports to Sales Agents, Sales Management and Construction Management on a regular and monthly basis. Maintain closing cost report and send to Affiliate President and Director of Sales monthly. Review and distribute Daily Deposit report. Manage closing schedules between SMART system and Closing Calendar. Coordinate with Attorney to schedule and reschedule closings. Adjust closing calendar and SMART records. Approve ALTAs prior to closing. This process will include checking the Broker’s file for completeness and tracking down needed information through Sales Management and Agents if needed. Maintain and distribute other weekly reports as needed. Assist Sales administrative tasks as needed. Ability to respond in a timely fashion and to follow-through on commitments made. High School Diploma Georgia Real Estate License Required Experience

Previous Real Estate Listing Management required Knowledge of GREC contract compliance preferred Closing Coordination experience helpful Homebuilding experience helpful Office administrative responsibilities Computer Skills
