Preconstruction Digital Modeling Specialist

plays a critical role at the intersection of

BIM, parametric design, and commercial execution . This position is responsible for developing

model-driven, data-rich cost estimates

that leverage BIM models, parametric logic, and standardized assemblies to support accurate, fast, and scalable decision-making. Working closely with design, engineering, and fabrication teams, the Preconstruction Digital Modeling Specialist translates complex façade geometries and systems into

quantifiable, constructible, and competitive cost models . This role is essential to driving pursuit success, reducing risk, and ensuring seamless handoff from concept through execution. Work Arrangement This is a hybrid position with flexibility for remote work. Candidates located near one of our offices are encouraged to work in person for key collaboration milestones; however, fully remote arrangements will be considered for highly qualified candidates. Key Responsibilities Develop, modify, and manage preconstruction BIM and 3D models (Revit, Rhino, Navisworks, or equivalent). Review architectural drawings, specifications, and models to determine project requirements and scope, and systematically incorporate metadata across all models. Extract quantities and scope directly from

BIM and 3D models

(Revit, Rhino, Navisworks, or equivalent). Validate model accuracy, level of development (LOD), and assumptions to ensure reliable cost outputs. Collaborate with design and engineering teams to align preconstruction modeling standards and wireframe development with project execution needs. Parametric & Computational Cost Modeling Develop and maintain

parametric estimating logic

that links geometry, system variables, and cost drivers. Leverage computational workflows to evaluate design options, system variations, and optimization scenarios such as geometry rationalization studies, providing value engineering options where needed. Build detailed façade estimates from concept through GMP using digital models, drawings, and specifications, supported by the preconstruction management team. Translate complex bespoke façade systems into standardized, repeatable assemblies without losing design intent. Maintain cost databases tied to parametric rules, fabrication constraints, and installation methodologies. Preconstruction Strategy & Cross-Disciplinary Integration Coordinate with design, BIM, engineering, fabrication, and construction teams to align scope and ensure smooth project handovers Identify risks related to geometry, tolerances, interfaces, and sequencing early in the design lifecycle. Champion standardized BIM-to-estimate workflows across all projects. Continuously improve estimating automation, reducing manual takeoffs and cycle time. Capture post-project data to refine parametric rules, unit rates, and assemblies. 3–5+ years of experience in façade, envelope, or specialty construction estimating. Strong understanding of

BIM workflows and model-based quantity extraction . Working knowledge of

parametric modeling tools

(e.g., Rhino/Grasshopper or equivalent) as applied to cost and scope analysis. Deep familiarity with façade systems, materials, fabrication methods, and installation sequencing. High analytical rigor with the ability to operate at speed under pursuit deadlines. Ownership mindset aligned with a merit-based, performance-driven culture. Performance Definition Model-Based Estimating Adoption:

≥90% of estimates generated using BIM- or model-driven workflows. Parametric Responsiveness:

Ability to deliver revised cost scenarios within 24–48 hours during active pursuits. Commercial Impact Estimate Accuracy:

≤5% variance between quantity estimate and awarded project scope. Win Rate Contribution:

≥50% success on pursuits supported by digital estimating input. Velocity & Process Excellence Estimating Cycle Time Reduction:

Year-over-year reduction through automation and parametric workflows. Standardization Compliance:
