JOB DESCRIPTION SUMMARY

Aspira has an immediate opening for an experienced Leasing Manager! Our team members are high performers that care about customer service and exceed expectations. The Leasing Manager plays a critical role in our success.

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Ensures achievement of community’s revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on-site traffic, and monitoring day-to-day sales and leasing activities

Oversee the on-site leasing team

Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, preparing lease documentation, and completing move-in procedures

Review and analyze financial, shop, closing ratio, and other operational reports to identify and resolve issues impacting leasing performance

Respond to resident and ownership questions and concerns in a timely and professional manner

What we are looking for

Previous multi-family leasing experience; additional luxury high-rise experience is preferred, but a positive can-do attitude is required

Proficient in MS Office Suite; additional property management software (Yardi/One Site) desired but not required

Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions

High level of professionalism in both manner and dress

Essential Responsibilities

Ensures achievement of the community’s revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring the day-to-day sales and leasing activities.

Stays informed about current market and competitor conditions that may impact occupancy and sales results; develops and implements short- and long-term marketing plans and goals; executes pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases.

Develops print and internet advertising strategies and uses technology to promote the community and communicate with prospects; uses property management software to generate sales and leasing reports.

Works with maintenance to ensure the physical aspects of the community meet company standards; develops merchandising activities to enhance salability of the apartments and community.

Participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing lease documentation, and completing move-in procedures per policy.

Reviews and analyzes financial, shop, traffic and closing ratio reports to identify and resolve issues impacting leasing performance; presents marketing and leasing results to clients, owners, and other managers.

Oversees the lease renewal program, including communications and move-out support as necessary.

Responds promptly to resident and client/owner concerns and requests, taking action to resolve issues or document requests.

Supervises the leasing team by interviewing, hiring, orienting, training, and evaluating performance in line with company policies.

Required Licenses or Certifications

Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions

Incumbents must have valid driver’s license to drive a golf cart on property

The hourly range for this position is $25.00 - $27.00

Additional Compensation Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
