The Leasing Agent reports to the Property Manager and duties include leasing, marketing, and maintaining positive resident relations at the apartment community. The Leasing Consultant is responsible for all activities related to apartment rentals, move-ins, and lease renewals, including generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with company policies and procedures. Responsibilities
Greets prospective clients, shows community and performs leasing duties. Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc. Completes guest cards and maintains them according to established procedures. Tour the community with prospects, communicate property features and benefits, and apply product knowledge to close the sale. Immediately follow up on prospects that did not close and attempt to close the sale again. Have the prospect complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements. Maintain awareness of local market conditions and trends. Contribute ideas to the property manager for marketing the community and improving resident satisfaction. Update required reports concerning move-out notices, activity, etc., daily and provide information to the property manager. Proofread lease paperwork and process move-ins and move-outs. Organize and file all applicable reports, leases, and paperwork. Update reports, process applications for approvals (credit check, rental history, etc.). Submit processed applications to the Community Manager for approval and follow up with the applicant regarding status. Ensure apartment is ready for move-in on the agreed date and orient new residents to the community. Assist in monitoring renewals. Distribute and follow up on renewal notices. Monitor advertising effectiveness. Gather information about market competition and file. Consistently implement policies of the community. Represent the company professionally at all times. Accept rental payments and route to appropriate staff for processing. Distribute all company or community-issued notices. Maintain accurate monthly commission records on leases and renewals for bonus purposes. Assist the management team with other tasks as required. Receive all telephone calls and in-person visits. Listen to resident requests, concerns, and comments. Accept service requests from residents and route to maintenance for prompt processing and follow-up. Assist with marketing and sales programs. Maintain market information, including amenities, facilities, and pricing. Prepare for and participate in the weekly leasing activity call. Maintain open communication with Property Manager and Maintenance Supervisor. Contribute to the cleanliness and curb appeal of the community. Plan resident functions and host as directed. Participate in outreach marketing activities to obtain prospective residents. Assist in placing, removing/updating banners, balloons, signs, etc. Distribute newsletters, pamphlets, and flyers. Conduct market surveys and shop competitive communities. Completes and maintains Fair Housing Certification. Complies with all state, federal and local laws, including Fair Housing. Ensures compliance with employment and Human Resources policies. Communicate policy and procedure changes with the community team. Demonstrate ability to support and contribute to the community team. Ability to work a flexible schedule, including evenings and weekends. Demonstrate ability to diffuse and respond to customer concerns to avoid escalation. Enforce policies and maintain property records according to legal requirements and company policies. Ensure the office is opened on schedule and maintained cleanly; begin daily work quickly and independently. Use tools and systems to interpret market trends. Follow turn activities including budgeting, vendor management, cost containment, and staffing. Perfrom other duties as assigned. Executes other duties as needed to support the team. Qualifications
Experience and Knowledge
High school diploma, GED or equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required. Residential property, rental operations, or related business operations experience preferred. Certificates and Licenses
None required for this position. Education and Computer Skills
RealPage or similar property management software; MS Office, Outlook, Word and Excel. Physical Demands
Regularly required to see, hear, talk, and use hands; ability to handle or feel; may reach with hands and arms; may sit, stand, walk, climb, or balance; occasionally stoop, kneel, crouch, or crawl; may use sense of smell. Lift up to 10 pounds. Work Environment
Moderate noise level. May be monitored or recorded for training and quality assurance purposes. Expected Hours of Work
Offices open Monday–Saturday and often Sundays depending on location; ability to work outside office hours and weekends is required. Travel
