About the Role Triten Real Estate Partners is seeking an experienced Multifamily Asset Manager to oversee the performance of its current and future multifamily portfolio. This role will be responsible for driving asset-level and portfolio-wide performance, overseeing third-party property managers and partnering closely with internal investment, finance and leadership teams to execute business plans and maximize long-term value.

The Asset Manager will serve as the owner’s representative, ensuring operational excellence, financial discipline and alignment between property-level execution and Triten’s investment objectives.

Key Responsibilities

Property Management Oversight · Oversee third-party property managers, ensuring execution of approved business plans, budgets, and operational strategies. · Collaborate with property management teams to monitor and enhance operating performance, occupancy, rental rates and resident satisfaction. · Run weekly update meetings, work order follow-ups and issue reviews. · Identify risks early and escalate to Portfolio Manager or Principal before they become surprises.

Execute Asset Business Plans · Serve as single point of ownership for day‑to‑day execution – leasing, turnover, operations, capex and NOI targets for each asst. · Manage weekly KPIs: traffic, tours, absorption, occupancy, and NOI pacing (Own weekly MF revenue drivers including traffic sources, conversion ratios, effective rents, loss-to-lease, renewal rent growth, and concessions. · Provide actionable insights on rental rates, demand drivers, and market conditions to inform pricing, operations, and investment decisions. · Track interior and exterior capital projects, reporting on timeliness, quality and return on cost. · Ensure business plan execution reflects Partner/PM strategic direction.

Financial Analysis & Reporting · Perform detailed financial analysis, including budgeting, forecasting, variance analysis and sensitivity modeling. · Evaluate property-level financial performance and identify opportunities for revenue growth and cost optimization. · Analyze capital expenditure plans and assess impacts on cash flow, valuation, and long-term asset performance. · Prepare and present regular reports on asset and portfolio performance to senior management, equity partners, and other stakeholders.

Equity Partner & Lender Relations · Act as the primary point of contact for portfolio equity partners, completing required reporting and leading monthly financial reviews. · Manage loan compliance, administration, and reporting, ensuring adherence to covenants and timely communication with lenders.

Investment & Acquisition Support · Collaborate with the investment team on new acquisitions. · Provide asset management input during due diligence, underwriting, and business plan development. · Contribute to evaluations of deal strengths, weaknesses and repositioning strategies.

Required Skills & Abilities · Strong understanding of multifamily operations, capital planning, and market dynamics. · Advanced financial modeling, budgeting, and analytical skills. · Excellent communication skills with experience interacting with equity partners, lenders, and senior leadership. · High level of accountability, urgency, and attention to detail. · High attention to detail with the ability to manage multiple assets and priorities simultaneously.

Education & Experience · Bachelor’s degree in Finance, Real Estate, Business or a related field; advanced degree or professional certifications are a plus (MBA, CFA, CPM, CCIM) · 5+ years of experience in multifamily property management, asset management, real estate private equity or a related role. xsgimln · Experience overseeing third-party property managers.
