Overview

We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will possess strong leadership skills, a solid understanding of property management principles, and the ability to effectively manage resident relationships. The goal of this role is to support the daily operations of property management by performing administrative tasks, organizing property viewings, and handling resident relations. They are also responsible for inspecting property conditions and coordinating with the Maintenance Manager the resolution of work-orders, inspections, and unit turns. Responsibilities

Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals. Attracts residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services, and showing units. Negotiates leases and collects security deposits and rent payments. Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. Maintains property by investigating and resolving resident complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping, and related tasks. Maintains building systems by contracting for maintenance services and coordinating with the Maintenance Manager. Prepares reports by collecting, analyzing, and summarizing data and trends. Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to the property and company. Qualifications

Strong organizational skills with the ability to manage multiple tasks simultaneously. Excellent phone etiquette, communication, and interpersonal skills. Knowledge of legal administrative processes related to property leasing and management. Ability to handle conflict management effectively while maintaining professionalism. A proactive approach to problem-solving with attention to detail in all aspects of property management. Detail-oriented and highly organized. Skilled in time management and the ability to prioritize tasks. Excellent critical thinking and problem-solving skills. Requirements

High school diploma, GED, or equivalent (Bachelor’s degree in business, management, marketing, or equivalent experience preferred). 3-5 years’ experience in real estate or sales preferred. 3 years’ management experience preferred. 3 years customer service experience.
