Regional Property Manager – Columbus, OH

About: 50+ properties and nearly 10,000 units under management, both owned and fee-managed. They are expanding and seeking a strong Regional Property Manager to oversee a key Columbus portfolio. Key Responsibilities: Oversee day-to-day operations and performance of 6–7 properties totaling approximately 1,500 units. Ensure site-level teams are trained, supported, and meeting company standards. Provide leadership and strategic oversight for both owned and fee-managed communities (with a strong emphasis on fee-managed experience). Drive occupancy, rent growth, and NOI through marketing, leasing, and operational efficiency. Partner with ownership and third-party clients to deliver transparent, goal-oriented reporting. Oversee budgeting, financial reporting, and capital improvements across the assigned portfolio. Ensure compliance with company policies, Fair Housing, and applicable regulations. Collaborate with executive leadership on long-term planning and portfolio growth. Requirements: Based in or near Columbus, OH (local candidates strongly preferred). 3+ years of Regional Property Manager experience required. Proven experience managing a mix of owned and third-party fee-managed assets (50/50 or higher ratio preferred). Strong background in increasing occupancy and overseeing renovations Experience managing on-site teams; most properties have at least one property manager, with smaller sites sharing teams. Solid understanding of budgeting, property operations, and client communication. Track record of leading portfolios of 1,200+ units. Familiarity with properties ranging from 20 to 280 units (average ~150–175 units per asset). xsgimln Strong communication, leadership, and organizational skills.
