
Overview
The Property Manager will oversee the daily operations of our apartment community in North Bergen, NJ, managing both leasing and maintenance functions. In this role, you will lead all aspects of community operations, including financial performance, resident satisfaction, leasing activity, maintenance oversight, and on-site staff management. You will ensure full compliance with Fair Housing regulations and company policies while partnering with ownership and asset management to achieve occupancy, revenue, and NOI goals. The Property Manager plays a critical role in maintaining the physical condition of the property, driving financial success, and upholding the highest standards of service and professionalism across the community.
Key Responsibilities
Lead day-to-day operations of the apartment community, ensuring all grounds, facilities, and amenities are well maintained
Manage all leasing and resident lifecycle activities, including move-ins, move-outs, transfers, and lease renewals
Oversee maintenance operations, including service requests, unit turns, and preventative maintenance; inspect vacant units for market readiness
Promote strong resident satisfaction by addressing concerns promptly and supporting engagement efforts
Enforce lease agreements, company policies, procedures, and safety standards
Monitor budgets, operating expenses, and rent collection; address delinquencies as necessary
Prepare, review, and analyze financial reports; support budgeting and forecasting processes
Hire, train, and supervise on-site staff to ensure high performance and service quality
Coordinate vendors and manage service contracts to ensure cost control and quality work
Conduct regular property inspections to maintain compliance and quality standards
Ensure compliance with Fair Housing regulations and all applicable local laws
Collaborate with regional leadership, ownership, and asset management on community initiatives and performance
Maintain scheduling flexibility, including occasional weekend availability
Respond to emergencies as needed and oversee risk management procedures
Qualifications & Experience
Bachelor’s or Associate’s degree preferred; equivalent professional experience will be considered
3–5 years of property management experience, ideally within Class A rental communities
Experience with Rent Cafe, Yardi, or comparable property management software
Proficiency in Microsoft Office Suite
Professional property management certification preferred

Compensation $75,000 to $85,000 plus bonus potential
