About the leasing manager position We’re looking for a talented leasing manager who will be responsible for overseeing activities related to apartment rentals, move‑ins and move‑outs, and lease renewals. The leasing manager will also market and interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Key responsibilities
Focus on the needs of others by listening, understanding, and showing empathy and respect.
Conduct training, facilitate regular meetings, and coach leasing consultants to obtain optimal performance.
Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork and processes.
Review lease applications for accurate information and collect payment before forwarding to the property manager for approval.
Conduct outside marketing, employer outreach, and review internet and marketing ads.
Identify target market, develop and implement marketing plans, coordinate, qualify, and update advertisements.
Maintain accurate and detailed records of traffic activity by entering it into the computer.
Translate phone traffic into scheduled appointments, tour the property, and provide follow‑up via phone, mail, or email.
Orient prospective and current residents to the property, process renewal paperwork, and deliver paperwork to current residents on a monthly basis.
Create and maintain resident files, including reviewing move‑in paperwork with new residents.
Ensure all open and close procedures are completed daily, model apartments are touring condition at all times, and coordinate move‑in/out schedules with maintenance.
Inspect apartments prior to resident move‑ins to ensure move‑in condition and process work orders for residents in a timely manner.
Shop competitors, complete weekly market survey, assist with planning resident activities to increase retention, and promote a quality living experience for all.
Answer resident issues, including neighbor disputes, and maintain safety and cleanliness of buildings and grounds.
Comply with all company policies, applicable health and safety rules, and local, state, and federal laws.
Other duties as assigned.
Education and Experience
High school diploma is required.
Minimum of one year of residential leasing and/or management experience is required.
Prior experience with a revenue management system is required.
Prior experience in Yardi or another equivalent property management system is required.
Prior experience with customer reputation management tools is required.
Skills and Requirements
Excellent customer service and interpersonal skills.
Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Strong interpersonal skills to communicate with all levels of management.
Sensitivity to confidential matters is required.
Ability to work independently and prioritize effectively in a fast‑paced environment.
Technical communication skills: relay concerns with detail, quickly, accurately.
Proficient in reading, writing, and speaking English.
General office equipment proficiency (telephone, fax, printer, copier, key track).
Strong organizational and time‑management skills.
Coping with angry or difficult people.
Valid driver’s license, clean driving record, and current auto insurance required.
Comply with all safety requirements.
