The Regional Director is responsible for the operational, financial, and compliance performance of a regional portfolio of affordable housing communities, including
Low-Income Housing Tax Credit (LIHTC)
and
HUD Section 8
properties. This leader will oversee Property Managers and site teams, ensure regulatory compliance, drive NOI and occupancy performance, and serve as a key liaison between ownership, asset management, and operations.

The ideal candidate is a hands-on operator with deep affordable housing expertise, strong leadership capabilities, and a proven ability to manage complex, regulated portfolios while maintaining high resident satisfaction and team engagement.
Key Responsibilities Operational Leadership Provide direct oversight of multiple affordable housing communities within an assigned region Lead, coach, and develop Property Managers and on-site leadership teams Ensure consistent execution of company policies, procedures, and operational standards Conduct regular site visits, audits, and performance reviews
Affordable Housing Compliance Ensure full compliance with
LIHTC, Section 8 (PBV & HCV), HUD, state housing agency, and local regulatory requirements Oversee annual recertifications, initial certifications, file audits, and compliance reporting Partner with compliance teams and third-party auditors to proactively address findings and mitigate risk Serve as a subject matter expert for affordable housing regulations and best practices
Financial Performance & Asset Support Drive NOI, occupancy, and rent collection performance across the portfolio Review and approve property budgets, reforecasts, and variance explanations Monitor expenses and implement cost-control strategies without compromising compliance or resident services Collaborate with Asset Management on capital planning, renovations, and long-term asset strategies
Team Development & Culture Recruit, train, and retain high-performing property management professionals Foster a culture of accountability, transparency, and resident-focused service Support performance management, succession planning, and professional development initiatives
Qualifications 7+ years
of progressive experience in multifamily property management, with a significant focus on
affordable housing Direct xsgimln experience managing LIHTC and Section 8 portfolios
required Prior experience in a
Regional Manager or Regional Director
role strongly preferred Strong knowledge of HUD regulations, state housing finance agencies, and tax credit compliance Proven ability to lead geographically dispersed teams and large portfolios Strong financial acumen with experience managing budgets, forecasts, and NOI performance Excellent communication, organizational, and problem-solving skills
Preferred Certifications HCCP, COS, C3P, or equivalent affordable housing certifications CAM, ARM, or CPM designation preferred
Travel Requirements Regular regional travel required (approximately
25–40% , depending on portfolio size and geography)
