This opportunity is an onsite lease-up role based at The Penny in Annapolis, Maryland, and is not offered as a remote position. Job Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct property tours, show apartments, continue relationships with prospects, process applications, conduct credit and background checks, prepare lease and move-in packages, and ensure smooth move-in and lease signing. Collect pertinent information from prospective residents at move-in and record it appropriately. Collaborate with teams on current market conditions, develop short- and long-term marketing plans, and follow policies related to concessions and programs to boost occupancy. Design and execute marketing activities and events to drive traffic, including resident referrals and employer outreach; use internet marketing tools per property plans. Use on-site property management software to track availability, traffic, leasing activities, data, and analysis. Ensure show units meet company standards: inspect tour path, communicate maintenance needs, merchandise show units, and prepare the leasing office for daily activities. Follow up with prospects and new residents within 24 hours to finalize decisions to lease or renew; document all follow-up activities. Support lease renewals by preparing renewal letters and packages, contacting renewing residents in advance of move-outs, and ensuring timely signing per the renewal playbook. Respond promptly and courteously to resident and client/owner concerns; document and convey requests as needed. Demonstrate customer service skills and recognize residents and prospects by name. Attend community and networking events; engage with local associations to drive traffic and referrals; meet Greystar outreach expectations. Complete financial, administrative, and other reports as assigned. Assist Lifestyle Coordinator with event setup as required. Hourly range: $26.00 – $28.00 plus an attractive performance-based bonus program. Qualifications
Basic Knowledge & Qualifications
High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred. 1–3 years of relevant experience in sales, marketing, internet, and customer service with ability to resolve issues and complete financial records, documents, and reports. Ability to read, write, and communicate effectively to explain apartment features and complete legal documents; strong customer communication skills. Mathematical skills to process sales conversions; ability to generate leads, conduct presentations, qualify prospects, and close. Specialized Skills
Licenses/certifications as required by state/local jurisdictions. Valid driver’s license to drive a golf cart on property. Proficiency in word processing, spreadsheets, property management software, and databases; strong internet marketing skills. Ability to adapt messaging to different markets and professionals. Travel / Physical Demands
Office environment with possible exposure to outside elements; ability to access all areas of the property. Ability to push, pull, lift up to 25 pounds independently and 50 pounds with assistance; stand for extended periods. Occasional local travel for meetings or market research; flexible schedule including evenings, weekends, or holidays. Competencies
