Responsibilities
Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals.
Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Focus on the needs of others by listening, understanding, and showing empathy and respect.
Provide excellent customer service to prospective and current residents; generate traffic, qualify prospects, lease apartments, prepare lease documentation, and complete move-in paperwork.
Ensure model apartments are in touring condition and orient residents to the property.
Process renewal paperwork and deliver documentation to residents monthly.
Maintain accurate records of traffic activity and follow up with prospects via phone, mail, or email.
Convert phone traffic into scheduled appointments for tours.
Inspect apartments prior to move-ins and coordinate move-in/out needs with maintenance.
Create and maintain confidential resident files and review move-in paperwork with new residents.
Complete weekly leasing reports and ensure open/close procedures are performed daily.
Assist with ongoing resident relations and respond to requests promptly.
Research competitive properties and assist with safety and cleanliness inspections of buildings and grounds.
Assist with processing work order requests and provide clerical support as needed.
May assist with planning resident activities to increase retention.
Comply with all company policies and applicable laws.
Perform other duties as assigned.
Qualifications
Education: High school diploma required.
Experience: Minimum of one year of sales experience preferred; one year of residential leasing experience preferred.
Skills: Excellent customer service and interpersonal skills; experience with Yardi Voyager or similar system preferred; basic Microsoft Office (Outlook, Word, PowerPoint, Excel).
Other: Ability to work independently in a fast-paced environment with a strong sense of urgency; ability to maintain confidentiality; valid driver’s license, clean driving record, and current auto insurance; ability to communicate in English.
Required to complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
