Property Manager

The Apex at Crossgates , a luxury multi-family community located in
Guilderland, NY . Major Tasks + Key Responsibilities
Marketing + Leasing Creates the property’s Annual and 90-day Marketing + Leasing Plans in collaboration with the Marketing Department. Responsible for the successful execution of Marketing + Leasing Plans. Coordinates and disseminates timely communication for scheduled events. Provides continual sales and leasing training to all leasing and sales staff. Makes recommendations to improve marketing and leasing programs. Prepares regular market surveys and shops competition regularly. Prepares weekly and monthly reports. Reviews all rental applications and lease forms for accuracy and policy compliance. Financial Reporting + Control Prepares the property's annual budget; collaborates with the Regional Manager and Property Accountant. Monitors budget performance and reports variances. Assists Property Accountant with monthly financial accounting, reporting, and variance explanations. Prepares purchase orders and inputs invoices into Entrata. Reports payroll information to Corporate HR on a timely basis. Supervises inventory of equipment and supplies. Manages the property's Petty Cash. Site Activity + Resident Management Provides leadership to staff and residents in accordance with company procedures and professional standards. Collaborates with Regional Manager to maximize NOI and align owner goals with property operations. Creates and drives new revenue streams to achieve and exceed goals. Executes resident retention programming, including the SUN® program, to sustain high resident satisfaction. Maintains accurate resident files in accordance with operating guidelines. Administers rent collection programs to ensure revenue is collected within operating standards. Manages resident complaint logs and coordinates with Regional Manager as needed. Oversees move-ins and move-outs and ensures proper communication with site staff. Maintaining Physical Asset Evaluates maintenance operations for cost efficiency and preventative programming. Conducts regular inspections of the physical plant and coordinates corrective actions. Audits service requests and inspects maintenance work; adjusts schedules as needed. Evaluates and approves decisions for repairs, replacements, and improvements in line with the capital plan. Monitors vacant apartments and conducts regular inspections of common areas and property exteriors. Manages vacant apartment make-ready procedures and staff productivity. Directs, recommends, or approves supplies, materials, and equipment needs. Staff Training + Development Trains staff on the company’s SOPs and policies; ensures consistent application. Coordinates site staff training in Yardi and maintenance procedures. Upholds safety training standards and industry requirements. Human Resources + Personnel Management Ensures staffing levels align with business needs; supervises on-site personnel and related processes (scheduling, attendance, payroll, discipline). Manages employee training and development; conducts performance evaluations and recommendations for promotions or salary adjustments. Pure Safety Program Participates in and enforces safety and health programs; conducts safety inspections and addresses unsafe conditions. Leads regular safety meetings and investigates incidents as required. Ensures compliance with safety programs (hazard communication, bloodborne pathogens, hearing conservation, forklift safety, etc.). Job Overview + Requirements Job Type: Property Manager; approximate salary: $85,000 - $90,000 annually plus Bonus Program. Work Hours: Full Time; Monday through Friday, 9:00am – 5:00pm (evenings and weekends as needed). Training for Position: Supervisory experience with leasing and maintenance staff. Physical Requirements: Light lifting and carrying. Required Education: College degree or applicable work history. Required Experience: 3-5 years in residential property management; software experience (Entrata, CRM, etc.). Certifications: CPM, ARM, or equivalent designation preferred. Qualities: Integrity, strong communication, sales and negotiation skills; problem-solving with residents and handling challenging situations. Benefits + Time Off
