CPP is seeking a highly analytical and detail‑oriented
Capital Markets & Underwriting Analyst
to support debt and equity sourcing, financial structuring, refinancing evaluations, investor relations, and property disposition activities across CPP’s national affordable housing portfolio. This role works closely with senior leadership, asset management, finance, and development teams to optimize capital stack strategies and maximize portfolio value while aligning with CPP’s long‑term mission. The ideal candidate brings strong financial modeling skills, a deep interest in real estate capital markets, and familiarity with affordable housing finance, including LIHTC, tax‑exempt bonds, and public soft funding programs. Key Responsibilities
Capital Markets & Financing Support Assist in structuring and evaluating debt and equity for acquisitions, refinancings, and recapitalizations. Build and maintain complex financial models under various capital stack scenarios. Analyze lender and investor term sheets, comparing pricing, covenants, fees, and execution risk. Support the preparation of materials for lenders, investors, rating agencies, and internal investment committees. Coordinate due diligence activities for financing, including third‑party reports, underwriting materials, and data requests. Disposition & Portfolio Strategy Conduct financial, market, and valuation analysis to support property dispositions or partner‑buyout scenarios. Assist in the preparation of disposition packages and RFP packages. Work with the Head of Capital Markets to evaluate hold/sell recommendations using return thresholds and long‑term affordability considerations. Track market data—including cap rates, interest rates, and comparable sales—to inform strategic decisions. Data & Analytics Maintain portfolio‑level financial dashboards and capital markets databases. Monitor capital markets trends including bond yields, construction and perm debt pricing, tax credit equity markets, and industry policy changes. Provide internal forecasting, scenario analysis, and sensitivity modeling. Cross‑Functional Coordination Collaborate with the acquisition and development teams on financing assumptions for new projects. Support legal, accounting, and asset management teams during closings and dispositions. Assist in preparing executive‑level presentations and reports. Required Qualifications
Bachelor’s degree in Finance, Economics, Real Estate, or related field. Strong Excel and financial modeling skills (cash flows, discounted cash flow, IRR, waterfalls, scenario models). Excellent analytical abilities and attention to detail. Strong communication skills with the ability to work in a fast‑paced, collaborative environment. Preferred Qualifications
Experience with affordable housing finance (LIHTC, tax‑exempt bonds, HUD programs). Familiarity with debt structuring, underwriting, and lender processes. Exposure to property dispositions or real estate valuations. Experience with Salesforce or other CRM tools. 1–3 years of experience in real estate finance, capital markets, investment banking, acquisitions, or asset management. Work Environment
In office at minimum 3 days a week (Tuesday-Thursday). Occasional travel for site visits, lender meetings, and disposition activities. Compensation
