
An established real estate organization is seeking an experienced
Lease Negotiator
to join its legal leasing team in either
North Bethesda, MD
(3 days onsite) or
El Segundo, CA
(4 days onsite). This role centers on drafting and negotiating retail lease documents and secondary agreements, working closely with attorneys, leasing agents, and tenants to move deals efficiently from LOI through execution. Role Overview
Draft new leases and secondary documents (renewals, expansions, assignments, SNDAs, estoppels) using internal document‑production tools. Prepare redlines, revise drafts, and tailor existing forms based on tenant or attorney comments. Collaborate with attorneys, leasing, property management, and tenants to keep deals progressing smoothly. Draft and negotiate vendor and broker agreements. Conduct legal research and gather information from internal and external sources. Maintain lease‑production reports and track documents, including those handled by outside counsel. Create and maintain working, chronological, and litigation files; draft internal and external correspondence. Coordinate with lease administration and collections regarding tenant accounts. Provide occasional administrative support to the legal team. Qualifications
5+ years of experience as a paralegal or lease negotiator (retail real estate strongly preferred). Bachelor’s degree or paralegal certificate. Strong drafting, redlining, and
true negotiation
skills—not just processing attorney edits. Proficiency in MS Office; experience with Salesforce, M‑Files, DocuSign, HotDocs, or deal‑management systems is a plus. Excellent written and verbal communication skills, attention to detail, and strong time‑management abilities. Ability to manage multiple leases simultaneously (typically 7–10, depending on complexity). Comfortable interacting directly with tenant representatives and resolving legal terms.
