Director of Residences – Role The Director of Residences is responsible for ensuring operational readiness and leading the day-to-day operations of a luxury mixed-use property in Puerto Rico. The property includes private residences, a boutique condo-hotel component, and commercial spaces, all operating under hotel-grade service standards. This role is highly operational and hands-on, requiring a leader with experience in hospitality-driven environments, HOA operations, and high-touch service delivery for high-net-worth clientele.
Responsibilities
Operations & Property Management: Oversee daily operations for residential units, condo-hotel accommodations, and common areas; coordinate facilities, housekeeping, maintenance, security, and concierge services; maintain high standards of cleanliness, safety, and service quality; monitor building systems and collaborate with Engineering and Security teams.
HOA & Owner Relations: Manage HOA operations in alignment with governing documents, policies, and budgets; serve as the primary point of contact for residents and owners; address owner concerns with discretion, professionalism, and urgency; support communication related to budgets, policies, and operational updates.
Hospitality & Guest Experience: Oversee condo-hotel operations to ensure a luxury guest experience; partner with hospitality teams to maintain service consistency across property components; ensure service protocols align with luxury brand standards.
Leadership & Team Management: Lead, coach, and develop on-site teams and department heads; promote a culture of accountability, service excellence, and attention to detail; act as a hands-on problem solver, particularly during early operational phases.
Financial & Administrative Oversight: Manage operating budgets and monitor expenses in partnership with Finance; support vendor management, contracts, and service agreements; ensure operational decisions align with budgetary and governance requirements.
Experience & Qualifications
3–5 years of experience in property management, hospitality, or mixed-use operations
Direct HOA management experience strongly preferred
Experience in resort-style or luxury hospitality environments
Experience overseeing facilities, housekeeping, maintenance, and service teams
Experience working with high-net-worth individuals preferred
Skills & Competencies
Strong leadership and people management skills
High attention to detail and strong follow-through
Proven problem-solving and decision-making abilities
Ability to perform in a luxury, high-expectation environment
Professional, discreet, and service-oriented communication style
