
J&L Companies, an award-winning, family-owned and operated real estate company in Newark, NJ, seeks a motivated and entrepreneurial individual with a strong work ethic and experience to serve as its Property Manager (PM) to manage the day-to-day operations of 55 Union, a first-in-class 400-unit rental building in the Ironbound neighborhood of Newark.
The PM will be based full-time in the property management office at 55 Union and will lead the on-site management team in providing the highest quality service experience for residents. The ideal candidate has strong proficiency in Yardi, exceptional operational and people management skills and leads with a hospitality mindset.
The PM will initiate and lead all property management functions including resident relations, building maintenance, budgeting oversight, accounts receivable and payable coordination, vendor relations, and team management and development. The PM will supervise all on-site personnel and report directly to the principal of the Company. Job Responsibilities
Team Management and Leadership
Manage all building staff (including superintendent, handymen, porters, 24-hour staffed concierge desk, and assistant property manager) to ensure seamless day-to-day operations and a high level of resident expected from a luxury apartment building
Develop and oversee building maintenance and operating policies
Support occupancy and revenue performance through strong operational oversight
Review budgets and financial reports, including rent rolls and operating statements
Complete administrative, financial, and operational reports as required
Building Operations and Services
Ensure that all building mechanical systems, common areas, and residential units are properly maintained by building operations staff and that appropriate protocols are in place
Oversee building preventative maintenance programs and planning for proper upkeep and monitoring of building mechanical systems
Oversee work performed by third party vendors and contractors
Ensure that the appearance and physical condition of the property meet Company standards through routine site and safety inspections
Confirm that vacant apartments are turned over in a timely and cost-effective manner
Address and resolve resident issues and concerns in a timely and professional manner
Provide oversight of accounts payable and receivable
Negotiate vendor contracts and regularly review existing service contracts
Coordinate repair, maintenance and improvement projects
Assist team with resident communications and correspondence
Oversee rents collection and delinquency management
Qualifications
5+ years of experience in a similar role within the residential real estate or hotel industry
Experience with Yardi is required; must be comfortable using the platform for leasing and reporting
Full-time onsite presence is required, with the ability to travel between floors to effectively communicate with the team and residents
Resourceful and proactive leader focused on continuous improvement
Excellent organizational, analytical, verbal and written communication skills
Strong operational skills with a focus on systems, efficiency and accountability
Strong people management and interpersonal skills; experience managing teams is preferred
Working knowledge of building mechanical systems
Hardworking, diligent, honest, accountable, ethical and friendly
Passion for working with people and building a best-in-class service brand
Proficiency in Spanish is a plus, but not required
Weekly Pay for greater financial flexibility
Paid Time Off - Vacation, Sick Days, and Holidays
Compensation: $125,000–$150,000 annually, commensurate with experience and qualifications
