
We are seeking an experienced
Director of Asset Management
to join a high-performing asset management team overseeing a
15,000-unit national multifamily portfolio . This is a hands‑on, operationally focused role for a true asset manager—someone who understands how properties actually run, not just how they look in a model.
The Director of Asset Management will report directly to the
Vice President of Asset Management
and play a critical role in driving performance, implementing value‑creation strategies, and maximizing long‑term asset value across the portfolio. This position requires close collaboration with operations, revenue management, capital, accounting, and investment teams, as well as regular interaction with third‑party operators.
Dallas-based candidates only. This requirement is non‑negotiable. Relocation assistance is available.
Key Responsibilities
Serve as a key member of the asset management team with direct responsibility for portfolio performance and value creation
Analyze asset‑level and portfolio‑level performance and implement strategies to maximize NOI, cash flow, and long‑term value
Maintain a strong working knowledge of multifamily operations, market performance, and competitive positioning across multiple MSAs
Partner closely with operations, marketing, revenue management, accounting, and capital teams to develop and execute asset strategies
Leverage weekly and monthly reporting and analytical tools to identify underperformance versus budget and market benchmarks and work cross‑functionally to correct issues
Take a value‑oriented approach to each asset by identifying revenue‑generating opportunities and justifying capital allocation decisions
Conduct regular site visits to assess physical condition, operational execution, and performance issues; provide actionable solutions
In collaboration with the Capital Expenditures team, assess capital needs by property and develop both short‑ and long‑term capital plans
Monitor market trends and identify opportunities for renovation, repositioning, expansion, or other value‑add initiatives
Play an active role in developing and finalizing annual operating budgets, capital budgets, and reforecasts
Support acquisition underwriting and due diligence by providing market intelligence, leasing assumptions, and operational insight
Evaluate and implement new products, services, and ancillary income initiatives designed to increase revenue, reduce expenses, or improve operational efficiency
Oversee monthly and annual cash flow projections in coordination with Operations and Accounting
Develop annual capital plans, monitor execution, track progress, and ensure timely project completion
Track litigation and risk issues at the asset level and ensure timely resolution
Coordinate all internal and external stakeholders during acquisition transitions to ensure a seamless handoff
Identify, execute, and monitor revenue‑generating initiatives, reporting on performance versus projections
Mentor and develop asset management analysts
Travel approximately
20–25%
as required
Qualifications & Experience
Must be based in Dallas, TX
(or willing to relocate)
Bachelor’s degree required , preferably in Business, Finance, Real Estate, or a related field
7+ years of experience
in asset management and/or acquisitions with responsibility for
5,000–7,000+ multifamily units
across multiple major MSAs (mixed‑use/retail exposure a plus)
Deep understanding of multifamily operations, budgeting, financial analysis, ROI evaluation, cash management, and financial reporting
Strong ability to interpret market trends, third‑party market studies, and competitive surveys
Experience supporting investment underwriting and due diligence, including providing market and leasing assumptions
Excellent communication skills with the ability to clearly articulate complex issues to internal teams, operators, and executives
Proven relationship‑builder capable of effectively managing third‑party operators and resolving issues collaboratively
Highly analytical, detail‑oriented, and comfortable working in a fast‑paced, dynamic environment with evolving priorities
Self‑starter with a proactive mindset and strong ownership mentality
