
MRD Apartments is seeking an experienced Regional Operations Manager to oversee our Northern Indiana portfolio of 4 properties encompassing 648 units across Warsaw, Auburn, Columbia City, and Kendallville.

The Role As Regional Operations Manager, you'll drive operational excellence and financial performance across your four-property portfolio. You'll lead high-performing teams, optimize asset value, and ensure compliance while fostering a culture centered on exceptional resident experiences.
Key Responsibilities Financial & Operational Leadership
Drive financial growth and maximize NOI across all assigned properties
Ensure accurate, timely financial reporting and record-keeping at each community
Analyze market trends and competitive positioning to inform strategic decisions
Lead, mentor, and develop Community Managers and Maintenance Supervisors
Oversee hiring, training, and performance management processes
Participate in and guide MRD Apartments University training initiatives
Cultivate a customer-focused, professional culture across all teams
Property Performance & Compliance
Conduct regular property inspections to uphold standards in service, safety, maintenance, and retention
Monitor and coordinate maintenance operations and capital improvement projects
Ensure full compliance with federal, state, and local regulations including Fair Housing, ADA, and OSHA
Manage timely reporting of liability matters, community concerns, and workers' compensation claims
Marketing & Leasing Strategy
Evaluate and optimize marketing programs to drive occupancy and resident retention
Partner with on-site teams to execute effective outreach and leasing strategies
Qualifications Required:
Minimum 3 years of property management experience
Excellent written and verbal communication skills
Strong organizational and time-management abilities
Working knowledge of Microsoft Office with Excel proficiency
Exceptional customer service and marketing skills
Ability to pass a criminal background check
Alignment with MRD Apartments Core Values
Preferred Experience with property management software (Yardi Voyager and RentCafé a plus)
This is a full-time, on-the-road position requiring regular travel throughout the Northern Indiana portfolio.
