Overview

Assistant Regional Property Manager (Multifamily) – Evansville, Indiana area. This is with Monarch Investment and Management and involves supporting the Regional Manager across multiple properties in the Evansville portfolio. We own and manage conventional multifamily communities with a long-term ownership mindset. The ideal candidate is organized, detail-oriented, has a stable multifamily career history, and is willing to travel within the Evansville area portfolio, working on-site with our teams. Responsibilities

Execute monthly move-in and renewal file audits. Walk campuses and units regularly to monitor curb appeal, signage, project statuses, and opportunities for improvement. Ensure all physical property inspections are performed, including critical and curb-appeal items. Coordinate or ensure regular on-site team meetings and on-site employee training and certification. Partner with and guide Property Managers on key duties, including:

Capturing tenant renewals at the highest rates possible Leasing properties at or above market occupancy and rent levels per owner guidelines Ensuring site marketing is current, accurate, legal, and effective Ensuring all income is collected and bad debt is followed up on per policy Ensuring adherence to Monarch policies and standard documents (timecards, leases, License to Occupy, etc.)

Support and partner with the Regional Manager in overseeing and managing the portfolio, including: Making strategic changes to increase income, reduce expenses, and grow net operating income Completing reviews of weekly, monthly, quarterly, and annual reports Responding to resident complaints related to Property Managers or potential legal exposure

Reinforce company values in all property operations. Maintain consistent adherence to Monarch Professional Behavioral Standards. Knowledge, Skills and Experience

Bachelor’s degree in Real Estate Management, equivalent, or related field. 4+ years’ experience in multifamily housing. 1+ year experience managing multiple sites. Proficiency in financial aspects of running a portfolio, budgeting, and property budget creation. Experience with industry software (Yardi preferred) and strong computer skills. Knowledge of local, state, and federal resident/property management laws and guidelines, including fair housing. Understanding of local market forces and capital maintenance processes. Ability to lead diverse teams, manage competing priorities, resolve conflicts, and maintain attention to detail. Compensation & Benefits

Yearly salary $78,000-$83,000/yr plus bonus potential. Annual reviews and potential for raise up to 5% per year. Paid education/training programs to advance your career. Paid time off: 80 hours in the first year, 120 hours after 2 years, 150 hours after 5 years. Holiday paid time off, including your birthday or work anniversary.
