Management Services Corporation, one of The Caton Companies, is seeking a full-time Leasing Specialist for our Suncahse & JMU Apartments property in Harrisonburg, VA. This is a very exciting opportunity to work for a growing company! You'll make $20+ per hour (based on experience) plus bonuses!
Summary/Objective
The Leasing Specialist reports to the Marketing Manager and will perform the duties described below in a competent, professional, and timely manner in accordance with Federal Fair Housing Laws. Essential Functions

To promptly answer phones. Schedule tours and show apartments. Follow-up with all prospects following and approved procedure. To personally greet customers as they enter the office. Generate computer leases and complete all lease procedures. To consistently acquire a 33% show to lease ratio. To consistently acquire a 62% telephone performance. To consistently acquire a 50% phone to tour conversion. Contribute marketing ideas and strategies to renting apartments including the production of ads and fliers. Check and respond to office email. Notify current residents of an upcoming tour. Working the weekend rotation at least twice per month. II. Resident Relations
Refer all resident questions and problems to the appropriate Marketing Manager or Property Manager. To assist with and attend resident leasing events as required, to include sporting events and housing fairs. Maintain a sense of responsibility to MSC as well as to the residents. III. Office Obligations
Process applications, leases, and contact sheets in a timely manner. Filing as needed. Front desk (i.e. answer phones, greet and direct incoming traffic, etc.). Perform other tasks as may be assigned. Track tours & document in show-to-lease spreadsheet. Be familiar with DocuSign. Able to write and submit the Monday leasing report in the absence of the Marketing Manager. Able to work in concert with the Marketing Manager to assist in the planning and execution of social media strategy and the resident programming calendar. IV. Success Factors
Percentage of shows to leases is at least 33%. Rent Dynamics Telephone Performance Analysis is at least 62% and a phone to tour conversion rate of 50%. Leasing packets, from qualified applicants are accurate and the checklist is complete. Position Type and Expected Hours of Work
This is a full-time position; hours of operation are Monday through Friday 9:00 a.m.-6:00 p.m., with two Saturdays required per month required, 10:00 a.m. - 4:00 p.m. (with offset off days during the week). Attendance at some resident and marketing events required as needed, and these may occur outside of standard hours. Required Education and Experience
High school diploma or equivalent. Previous experience in leasing/sales/customer service a plus. Preferred Education and Experience
