Santa Rosa, CA .\nIn this role, you will effectively manage, market, and maintain the apartment community meeting the financial objectives of the owner and management company. The ideal candidate will also comply with all applicable federal, state, and local regulatory standards and requirements.\nThe position offers a pay range of $70,000.00-$75,000.00 annually depending on experience, plus an annual bonus potential. The ideal candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM.\nResponsibilities

Collaborate with senior management to establish appropriate rent levels.\nReview rent schedules, and oversee preparation and submittal of rent increases and renewals.\nMaintain optimum level of occupancy.\nProcess timely and accurate move-ins, move-outs, recertifications, and renewals.\nApprove rental applications adhering to property standards and all appropriate agency standards.\nFollow company marketing policies and reporting requirements.\nEnsure the property tenant files are organized, complete and accurate.\nEnsure that Property Software Data is accurate at all times.\nEnsure that the site maintains compliance with applicable state and federal program regulations.\nEnsure the property and grounds are well maintained.\nDirect maintenance team to implement maintenance programs and controls.\nReport property incidents, accidents, and injuries in accordance with company policy.\nResolve resident issues and conflicts timely and in accordance with site guidelines.\nPrepare the property's annual budget for approval by senior management.\nProvide accurate financial reporting and monthly variance reporting.\nSolicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.\nEnsure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.\nUse company directives to screen, hire, and train new personnel.\nPromote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.\nUse the company's Professional Development Program (PDP) to develop, train, and engage site employees.\nConduct weekly staff meetings.\nRequirements

High school diploma or GED equivalent.\n1-3 years of property management, affordable housing or related experience.\nLess than 1 year of supervisory / management experience.\nKnowledge of property management.\nKnowledge of property management principles and landlord / tenant laws.\nExperience with computer systems such as Microsoft Office Suite.\nExcellent customer service skills.\nOutstanding verbal and written communication skills.\nAbility to multi-task and manage a fast-paced office environment.\nAbility to manage and work with a diverse group of people and personalities.\nSuperb attention to detail.\nPreferred Qualifications

Kawana Springs & Santa Rosa Apartments , a 154-unit multi-family community located in

Santa Rosa, CA . In this role, you will effectively manage, market, and maintain the apartment community meeting the financial objectives of the owner and management company. The ideal candidate will also comply with all applicable federal, state, and local regulatory standards and requirements.

The position offers a pay range of $70,000.00-$75,000.00 annually depending on experience, plus an annual bonus potential. The ideal candidate will adhere to the following schedule: Monday through Friday, from 8:00AM to 5:00PM.

Responsibilities:

Collaborate with senior management to establish appropriate rent levels.

Review rent schedules, and oversee preparation and submittal of rent increases and renewals.

Maintain optimum level of occupancy.

Process timely and accurate move-ins, move-outs, recertifications, and renewals.

Approve rental applications adhering to property standards and all appropriate agency standards.

Follow company marketing policies and reporting requirements.

Ensure the property tenant files are organized, complete and accurate.

Ensure that Property Software Data is accurate at all times.

Ensure that the site maintains compliance with applicable state and federal program regulations.

Ensure the property and grounds are well maintained.

Direct maintenance team to implement maintenance programs and controls.

Report property incidents, accidents, and injuries in accordance with company policy.

Resolve resident issues and conflicts timely and in accordance with site guidelines.

Prepare the property's annual budget for approval by senior management.

Provide accurate financial reporting and monthly variance reporting.

Solicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.

Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.

Use company directives to screen, hire, and train new personnel.

Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.

Use the company's Professional Development Program (PDP) to develop, train, and engage site employees.Requirements:

High school diploma or GED equivalent.

1-3 years of property management, affordable housing or related experience.

Less than 1 year of supervisory / management experience.

Knowledge of property management.

Knowledge of property management principles and landlord / tenant laws.

Experience with computer systems such as Microsoft Office Suite.\n\\ skills.

Ability to multi-task and manage a fast-paced office environment.

Ability to manage and work with a diverse group of people and personalities.

Preferred Qualifications:

Minimum of 1 to 3 years’ experience in tax credit (LIHTC) required, HUD, and BONDS experience a plus

Experience with Yardi or RealPage property management software.

Knowledge of marketing and leasing techniques.

Knowledge of LIHTC and HUD regulations.
