Duties and Responsibilities

  • Travel between sites as needed, directed by the Regional Manager. At each site, perform maintenance-related tasks as required.
  • Maintain relationships with vendors and manage maintenance credit accounts and vendor cards.
  • Lead and support Maintenance and Engineering Teams.
  • Assist community managers and/or regional managers with interviewing, hiring, and onboarding maintenance staff.
  • Ensure newly hired engineers/maintenance staff complete initial safety training and understand Coast’s safety program.
  • Provide coaching or training for building engineers and other maintenance personnel.
  • Assist community and property managers with enforcement of operating and maintenance procedures.
  • Coordinate and support maintenance staff in teamwork and collaboration.
  • Oversee Maintenance Team Management and roving teams servicing unstaffed properties.
  • Coordinate staff, work orders, and materials for turns and maintenance requests.
  • Property services: conduct periodic property inspections and assist in onboarding new properties.
  • Assist in new property acquisition due diligence when requested.
  • Assist with yearly budget planning for projects and maintenance expenses.
  • Oversee Preventative Maintenance Program and implement Leonardo 24/7 across the portfolio.
  • Develop PM programs for each property and report monthly progress to the property manager.
  • Hold site teams accountable to complete monthly tasks.
  • Project Management: assist the VP of Facility Management with project management tools and manage projects across the portfolio, including scopes of work, budgeting, and implementation.
  • Safety Planning: plan and implement company-wide virtual monthly Safety Meetings; oversee safety plan implementation and the fall protection program.
  • Condominium HOA Boards: assist boards with emergency planning and participate in 5-year capital plans and reserve plan tracking as needed.
  • Attend board meetings when invited to clarify project information; interface with construction consultants and boards to clarify project scopes and planning.
  • Develop and maintain a compliant vendor list and credentialing service; assist engineers and maintenance teams with vendor selection and compliance.
  • Lead by example as a positive role model in speech, action, and attitude.

Qualifications This position carries supervisory responsibilities.

  • College education preferred (experience will be considered over education).
  • Institutional investor and/or 3rd party management experience required
  • 5 years of supervisory property management experience
  • Industry certifications
  • Proficiency with property management software platforms (preferably Yardi and ResMan)
  • Experience with acquisition rehab projects, lease ups, and new construction
  • Ability to build consensus among diverse stakeholders
  • Strong financial aptitude and analytical skills
  • Must have a valid driver’s license and be able to drive
