Property Manager (Contract-to-Hire)

Location: Berkeley, CA

Pay Range: $30-37/hour

This role oversees daily property operations, including staff supervision, resident support, maintenance coordination, and regulatory compliance. The Property Manager helps create a positive living environment, ensures properties meet organizational standards, and supports smooth financial and administrative operations.

Key Responsibilities

Supervise on-site staff and provide mentorship to junior team members.

Partner with resident services to address resident needs and resolve concerns.

Maintain property conditions, coordinating work with maintenance teams and vendors.

Manage occupancy, waiting lists, certifications, and recertifications.

Ensure accurate resident files and timely rent collection.

Prepare weekly/monthly reports and assist with budget development.

Review financial statements and monitor property performance.

Lead safety meetings and support compliance with safety protocols.

Manage evictions following legal and organizational guidelines.

Approve invoices and ensure proper coding.

Lead resident meetings and support after-hours emergencies as needed.

Assist with special projects and cross-property initiatives.

Qualifications

At least one year of supervisory or leadership experience.

Experience in property management or affordable housing strongly preferred.

Familiarity with affordable housing programs (e.g., Tax Credit, HUD, Section 8).
