Job Description Summary Property Managers are responsible for maintaining our communities to a market‑ready standard, ensuring a high level of service. They also motivate high‑performing teams to maximize property performance.

Job Description ESSENTIAL JOB DUTIES

Ensuring the smooth running of the community in a fast‑paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.

Providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards.

Track and evaluate advertising and all client traffic.

Develop, mentor, lead, and manage a high‑performing, cohesive team—including leasing, customer service, maintenance, and management personnel—to maximize engagement and minimize turnover.

Drive revenues with a thorough understanding and analysis of competition and development of creative marketing programs.

Lead by example. Instill, maintain, and model Cushman & Wakefield’s mission to be the best national management company.

Supervise day‑to‑day operations of the entire on‑site team, ensuring policies and procedures are followed.

Maintain effective on‑site staff through interviewing, hiring, and coaching as necessary.

Maintain residents’ files in accordance with company standards.

Maintain a positive living environment through prompt conflict resolution and consistent follow‑up.

Manage and maintain all aspects of overall community budget and finances.

Work with leasing staff to ensure leasing/marketing goals are met.

COMPETENCIES

Effective communication and customer service skills.

Computer literacy, including Microsoft Office Suite and internet navigation skills.

General office, bookkeeping, and sales skills with excellent oral and written communication.

Determine leasing opportunities for staff and work on goal setting to improve performance of each staff member.

Supervise day‑to‑day operations of the team, ensuring C&W policies and procedures are followed.

Work with leasing staff to ensure leasing/marketing goals are met.

Be able to manage a team.

Perform any other related duties as required or assigned.

IMPORTANT EDUCATION

Bachelor’s Degree preferred.

Real Estate License preferred.

IMPORTANT EXPERIENCE

3+ years of Property Management experience.

3+ years of Management experience.

WORK ENVIRONMENT This job operates in a professional office environment. It routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel.

PHYSICAL DEMANDS The physical demands described here are representative of those that must be met to perform the essential functions of this job. Employees may need to stand and walk for extended periods, ascend and descend staircases, ladders, and/or step stools, and may be required to travel outside between buildings in varying outdoor weather conditions. Employees may also be regularly required to remain stationary (sit or stand) for 85% of the time, operate office machinery, and travel up to 15% of the time. The employee must be able to exert up to 25 pounds occasionally or frequently to lift, carry, push, pull, or move objects.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. The compensation for the position is: $68,425.00 - $80,500.00.
