Project Director Position Overview The Project Director is an operational leader responsible for the full lifecycle of restoration and reconstruction projects — from estimating and scope development through execution, financial performance, and final closeout.
The Project Director is responsible for revenue generation through accurate estimating, margin protection through disciplined job cost management, and operational excellence through strong field knowledge.
In addition to personally managing complex or high‑value projects, the Project Director supports estimating strategy to ensure work is won correctly and executed profitably.
This position owns production revenue, gross profit performance, and client satisfaction.
Core Responsibilities Estimating & Revenue Generation
Conduct site inspections to assess scope of loss and construction requirements.
Develop detailed reconstruction estimates using Xactimate in accordance with carrier guidelines.
Review and refine scopes to ensure accuracy, completeness, and profitability.
Identify and capture change orders and supplemental opportunities.
Manage estimate revisions based on carrier feedback.
Support business development efforts by providing technical expertise during client meetings.
Ensure projects are bid and contracted at margins aligned with company targets.
Project Management & Execution
Oversee projects from contract signing through final completion.
Develop project schedules and coordinate labor, materials, and subcontractors.
Conduct regular site inspections to monitor quality and progress.
Ensure work is performed safely and in compliance with company standards.
Resolve scope discrepancies, field issues, and customer concerns.
Maintain accurate project documentation including notes, photos, and reports.
Financial & Job Cost Accountability
Own gross profit performance across assigned projects.
Monitor labor efficiency, subcontractor costs, and material usage.
Ensure all billable events are captured and communicated.
Review budgets and cost reports to prevent margin erosion.
Partner with accounting to ensure accurate billing and timely collections.
Support AR efforts on escalated accounts when needed.
Client & Carrier Relations
Serve as senior point of contact for property owners and insurance adjusters.
Lead complex claim negotiations and supplemental discussions.
Maintain strong carrier and referral partner relationships.
Ensure client satisfaction from initial contact through project completion.
Qualifications
High school diploma required; Bachelor’s degree in Construction Management, Business, or related field preferred.
5+ years of construction project management and estimating experience.
Strong proficiency in Xactimate
Proven track record managing project financial performance.
Deep understanding of residential and commercial building systems.
Experience supervising and developing team members.
Strong negotiation and carrier communication skills.
Excellent organizational and leadership abilities.
Valid Driver’s License with satisfactory driving record.
Ability to participate in on‑call rotation as required.
Preferred Certifications
WRT – Water Damage Restoration Technician
ASD – Applied Structural Drying Technician
FSRT – Fire & Smoke Restoration Technician
OCT – Odor Control Technician
Physical Requirements & Working Conditions This role requires frequent job site visits and the ability to:
Lift up to 70 pounds when necessary.
Navigate active construction sites safely.
Work in varying indoor and outdoor conditions.
Wear required PPE, including respirators when necessary.
