
New opportunity with a local real estate development company . to join the team as a property manager for their real and office properties throughout the SE and Mid-Atlantic. The Property Manager coordinates and executes related management duties for the inventory of the managed asset. This position is responsible for day-to-day Property Management including tenant communication and financial reporting including budgeting and expense reconciliation. There is very little travel expected with this job <10-15% for the year. This company owns the assets and has real estate brokers in each market managing the leasing- this is a great opportunity to become part of an internal team!
Responsibilities: 1. Initial contact for tenants that report maintenance or other problems. 2. General Lease Administration: Tenant move-in and move-outs (coordinated with brokerage team), repair responsibilities, lease terms, rental increases, Landlord rights upon Tenant default, and other such items. 3. Collection of outstanding Tenant balances as well as be familiar with Tenant?s reimbursement requirements, request reimbursements promptly, and track Tenant?s response. 4. Develop annual operating budgets for all existing assets and as needed with the addition of an asset. 5. Monthly property management reports detailing operational and financial matters. 6. Inform VP of Asset and Property Management of any information that may affect the structure or needs attention that falls outside of general warranty repairs. 7. Schedule annual fire alarm, fire sprinkler and backflow inspections and fire hydrant flow tests with appropriate vendors. Communicate with appropriate municipalities. Negotiate contracts with vendors for regularly scheduled maintenance. 8. Coordinate with contractors to ensure that all maintenance issues are completed and TRC standards are being met. Maintain proper work order documentation, receipt of compliant vendor certificates of insurance for all vendors, contract expirations, etc. 9. Communication with Tenants to ensure compliance with all lease terms (collection of A/R, insurance certificates, rules and regulations, sign criteria, etc.) 10. Input and track lease information utilizing various software. 11. Work with and oversee in-house maintenance/housekeeping/landscaping staff.
