About Us Alta Asset Management is a private real estate investment and development firm focused on acquiring and repositioning properties throughout the NYC Metro area. Our projects include residential development, subdivisions, zoning adjustments, value-add acquisitions, and strategic land repositioning.
Job Overview The In-House Real Estate Acquisition Specialist will be responsible for sourcing, analyzing, and securing new real estate investment opportunities. This role focuses on identifying off-market opportunities, building broker and owner relationships, evaluating deal feasibility, and negotiating purchase contracts.
Key Responsibilities
Identify and source on-market and off-market acquisition opportunities.
Build relationships with brokers, property owners, wholesalers, and developers.
Prospect for distressed, underutilized, or value-add properties.
Maintain and manage an active acquisitions pipeline.
Financial & Feasibility Analysis
Conduct preliminary underwriting and investment analysis.
Analyze comparable sales, rental comps, and market trends.
Perform zoning analysis and land use research, including review of municipal zoning ordinances, permitted uses, density allowances, setbacks, height restrictions, FAR, and subdivision potential.
Evaluate redevelopment upside, variance requirements, and entitlement risks.
Coordinate with engineers, architects, and land use professionals as needed.
Collaborate internally to determine highest and best use.
Assist in determining maximum allowable offer (MAO).
Negotiation & Contract Execution
Lead negotiations with sellers and brokers.
Prepare, review, and manage purchase contracts.
Coordinate due diligence timelines and contingencies.
Work with attorneys and title companies through closing.
Monitor target markets for emerging opportunities.
Stay current on zoning changes and municipal regulations.
Provide strategic input on acquisition criteria and target areas.
Qualifications
Education: High school diploma or equivalent required; Bachelor’s degree in Business, Real Estate, or related field preferred.
3+ years of brokerage or acquisition experience preferred.
Strong financial and analytical skills.
Proficiency in Microsoft Excel.
Strong negotiation and relationship-building skills.
Proficient in using CRM software and real estate tools (e.g., PropStream, MLS).
