What You’ll Be Doing Under the direction of the Analytics Director – Property Operations, the Analyst – Property Operations will support key financial and operational analyses that help drive performance across our property portfolio. This position will work closely with the Analytics Manager, the Analytics Director, and regional leadership to provide financial insights, refresh recurring reports, and support budgeting, forecasting, and special projects.

Essential Functions

Create, refresh, and maintain recurring operational and financial reports using Equity Residential systems (MRI, OPS, Essbase, Power BI, SQL and Snowflake).

Conduct ad hoc financial analysis to support strategic decision-making, uncover trends, and address business questions as they arise.

Analyze financial results and general ledger activity, identifying variances, trends, and risks that may impact operating results.

Support monthly operational review meetings by preparing variance analyses and summarizing key insights.

Assist with annual property operating budgets.

Partner with the Analytics Team to deliver accurate, timely reporting and insights to local and regional operations teams.

Assist with new acquisitions and developments, including operating budget preparation and completion of initial data onboarding loads.

Build strong working relationships with VPPMs, regional teams, analytics managers and internal business partners by gathering information, answering financial questions, and troubleshooting issues.

Contribute to special projects and additional analyses as assigned by the Analytics Director.

Automate recurring reporting processes to reduce manual effort and improve operational efficiency across finance and business teams.

Represent the company professionally and collaborate effectively with coworkers and business partners.

Job Qualification Requirements

A college degree, preferably in Accounting/Finance and excellent written and verbal communication skills are essential.

Proficient with Excel, Oracle Essbase and Planning, Google suite and SQL query or Snowflake. Comfortable analyzing, organizing, and interpreting large data sets.

Must be able to supervise, organize and prioritize workload for numerous projects/tasks at one time.

Flexible to operate in multiple environments and teams. Detail-oriented, well-organized, and able to prioritize effectively.

Collaborative team player with flexibility and a positive, professional attitude.

Machines, Tools and Equipment, Software Computer w/ Internet and email capabilities, Telephone, Automated accounting systems, Excel, Essbase, BI, MRI and MRI query.

Salary Salary:

$78,000 - $95,000 per year; in addition to base salary, a discretionary annual % bonus is provided. The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.

Physical And Visual Activities Ability to hear and speak well enough to converse verbally over the phone and in-person (expressing or exchanging ideas by means of the spoken or written word). Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and easily. Able to see well enough to use the computer effectively and read written communications. Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility. May be required to climb stairs depending on the property structure.
