Summary

The Facilities Management Division (FMD) is actively recruiting a senior-level commercial real estate professional to manage a portion of King County's real property portfolio. Our ideal applicant will be proficient in all aspects of Commercial Real Estate including leasing, sales, acquisitions and easements.

This position is a two year term limited position.

This position is distinguished as the management-recognized expert, requiring minimal supervision to oversee complex, visible, and challenging real estate negotiations for critical real estate projects. This position involves collaboration with multiple business units within the county, including but not limited to; King County Client Agencies, Executive-Level Management, Capital Projects Section, Prosecuting Attorney's Office, Office of Performance, Strategy and Budget, and King County Council.

This position commands acute expertise in the Commercial Real Estate industry. The desired candidate will lead all work with a client-focused lens, provide unparalleled service to all internal and external stakeholders.

Job Duties

In order to be considered for this exciting opportunity, the successful candidate at minimum will demonstrate skill and ability to: Negotiate all manner of real estate contracts from beginning to end on behalf of King County. Develop schedules, budget, and scope requirements in coordination with other work units. Understand and be involved in the full construction process working closely with the assigned project manager or consultants to develop Tenant Improvement scopes and negotiations for lease agreements and work letters. Review, recommend, and implement various real estate agreements/documents in consultation with legal partners and other expert resources. Documents include complex Purchase Agreements, Lease Agreements, and other real estate related legal documents. Manage the lease fee sites and act as liaison between King County Client Agencies and Tenants for property management related issues and functions. Review, analyze, monitor, and approve complex annual lease operating cost reconciliations, rental increases, late fee calculations and other financial review as required. Decommission leased facilities in collaboration with other work units to ensure liability to King County is closed on time and in full. Interpret real estate agreements. This requires a strong knowledge of real estate agreement terminology, context and application. Manage special projects as assigned which may require strategy, recommendation, and implementation of new processes and procedures as the market and technology changes and grows. Provide expert level technical advice and training to other staff, departments, jurisdictions and the public. Use and keep current the county's lease administration and projects database.

Experience, Qualifications, Knowledge, Skills

WE ARE LOOKING FOR CANDIDATES WHO HAVE:

Bachelor's Degree (BS/BA) in Business, Communication, Finance, Accounting, Real Estate, or related field, or an equivalent combination of education and direct lease negotiation experience 8 or more years of real estate agreement (leases, purchase and sale agreements, easements) negotiation experience in a commercial real estate setting with proven results Demonstrated previous experience working on complex real estate negotiations Ability to work autonomously with minimal supervision as well as the ability to work effectively in a team environment Excellent interpersonal, communication and customer relations skills Must be able to successfully prioritize and manage multiple projects Proficient in Microsoft Office Suite and cloud-based databases. Productivity and results-driven work ethic that can easily adapt to the changing nature of real estate and government priorities

Strong organization skills and acute attention to detail Skilled in research, problem solving, and solution oriented
