Overview

Structure Properties is hiring an experienced Property Manager to oversee a portfolio of multifamily residential properties in San Francisco. This is a hands-on, ownership-minded role for someone who thrives in fast-paced environments, takes accountability seriously, and knows how to balance resident experience with financial performance. This is not a passive or purely administrative role. You’ll own day-to-day operations, make decisions, and play a key role in driving property performance.

What You’ll Do

  • Serve as the primary point of contact for tenants, handling requests and escalations professionally
  • Manage move-ins, move-outs, and unit turnover to ensure timely, high-quality readiness
  • Oversee vendors, maintenance coordination, and property inspections
  • Maintain accurate rent rolls and tenant records in the property management system
  • Approve and code invoices; partner with Accounting on collections and delinquencies
  • Identify expense-reduction opportunities and support NOI goals
  • Participate in annual budget preparation and monitor expense variances
  • Ensure compliance with Fair Housing laws and all applicable local and state regulations
  • Coordinate closely with Leasing, Maintenance, Accounting, and Asset Management
  • Complete assigned tasks on time and contribute to continuous process improvement

What We’re Looking For

  • Active California Real Estate License (required)
  • 2–3+ years of residential property management experience in California (market-rate preferred)
  • Strong tenant-relations and conflict-resolution skills
  • Ability to work independently and make sound decisions without constant supervision
  • Comfort with property management software (AppFolio preferred )
  • Financial awareness and experience with invoices, budgets, and expense control
  • Reliable transportation and valid driver’s license (site visits required)
