Job Description
Your Team
The Director of Development is responsible for the management and coordination of land entitlement and land development processes for specific development projects related to new residential or commercial site development and construction. In addition to the project specific responsibilities, oversees and directs other members of the Development team on various responsibilities such as design engineering, production planning, and regulatory approvals, as well as partnering with the Marketing and Finance/ Accounting departments, Community Management (Community Life and/or Association), and our various Guest Builders, as required, for overall coordination of the projects.

Strategic Vision Development
Supports Executive Team in identifying and pursuing new community acquisition opportunities, managing the acquisition process (due diligence) and overseeing the planning approvals and servicing of all residential or commercial projects
Community Development
Creates effective mechanisms and manages relationships with internal and external parties involved with community development (staff, regulatory, advocacy groups, other developers in joint ventures, production, etc.)
Manages planning and engineering workloads to ensure that the business unit goals, objectives, and results are achieved with respect to community development applications, permits, and servicing
Ensures the quality and timeliness of products and services delivered by the department
Manages and oversees community supplies and works with Project Managers in identifying limitations and possible alternatives
Ensures that information and timely updates are received by other departments affected by the community development process
Establishes business metrics to drive appropriate quality results within the department
Actively stays abreast of new industry approaches, technology, and government policies, to keep Brookfield well-positioned to understand and realize new opportunities
Management and Leadership
Ensures the appropriate performance and behavior of contractors/consultants retained in the community development process
Ensures that timely and appropriate feedback is provided, with respect to performance and development needs of staff
Provides direction, guidance, and support to staff in order to ensure that corporate directives and policies are understood and achieved
Other duties within the scope, spirit, and purpose of the job, as requested by management
What You Bring
4-year degree in Engineering, Project Management, Construction Management, Architecture, or Urban Planning is required
12+ years development management experience
Professional Technical Registration is a plus
Demonstrated strategic thinking, strong business acumen, and proven analytical skills
Excellent influencing negotiation, interpersonal, and communication skills, ensuring - the highest quality deliverables
Consultative, collaborative, proactive, outgoing, and practical
Knowledge of local community related Acts, Policies and Guidelines
Requires the ability to convince others to accept practices and approaches
Ability to communicate and influence executive leadership
Ability to communicate effectively with a team of skilled and technically trained consultants and contractors and with a wide range of governmental and quasi- governmental agencies
Ability to effectively work in a team environment
Ability to lead, manage and mentor other team members
Travel is required to and from the corporate office and various projects and agencies
Ability to frequently inspect the project and may be exposed to ongoing construction and various weather conditions
