The Opportunity
We are seeking a Development Director or Senior Development Director to join our team. This role is responsible for overall day-to-day management of the development of new medical facility real estate projects and is a main point of contact for our clients during the development process. The activities include assembling and managing a Project Team that includes architects, construction managers, engineers, attorneys, and other specialists during the entire process from project feasibility study to certificate of occupancy and move-in. Creating, maintaining, and managing project budgets and schedules – and ensuring the project is managed in accordance with them – are a key element of the position.
The anticipated base salary for this role ranges from $120,000 to $160,000 , with eligibility for a discretionary bonus. Final compensation will be determined based on experience, qualifications, skills, and location.
How you’ll contribute
- Assemble and manage complete Project Development Teams including RFP processes to secure primary Project Team vendors.
- Conduct Project Feasibility Studies, including property due diligence, conceptual budgeting and scheduling, financial analysis, and preparation of deliverable packages.
- Manage Project Budgets and Schedules keeping both the client and development team appraised of status.
- Coordinate the design and development of new real estate Projects to facilitate post move-in transition to Property Management.
- Provide expert advice and guidance regarding real estate development to clients.
- Apply proper judgment with issues / problems discovered during a project and formulate sound plans to mitigate problems and risk.
- Manage the document execution phase of a Project including assistance in review and negotiation of Development Agreements, Space Leases, Ground Leases, and other documents required.
- Assist in securing project financing including correspondence with and between several different departments (legal, development, property management, and investments) to coordinate closing, and assist with investor and lender negotiations.
- Simultaneously manage multiple Projects.
- Provide intra-company advice, guidance, and assistance as needed to foster a collaborative work environment.
- Attend and participate in industry networking and educational activities.
- Participate in identifying and securing new business opportunities.
- Assist with Company evaluations and responses to RFPs.
What you bring
- Must possess meticulous attention to detail, strong organizational skills, an energetic work‑ethic, and the ability to accurately manage multiple tasks simultaneously.
- Must identify as a “teachable” employee and have a “can‑do” attitude, professional correspondence etiquette, strong interpersonal skills and take “ownership”/pride in work deliverables.
- Must be able to work in an extremely fast‑paced environment while managing conflicting priorities and be able to self‑manage and complete tasks with a certain degree of autonomy.
- Must have demonstrated previous success in project management involving multiple parties and stakeholders in a construction or real estate environment.
- Must possess strong customer service skills.
- Must have extremely strong skills in Microsoft Excel and Project Scheduling Software.
- Must have a working knowledge/understanding of pro‑formas and financial modeling.
- Must be able to travel to project sites which may be out‑of‑state.
- Bachelor’s degree in Business or Management required.
- 5–12+ years of real estate or construction development experience, preferably leading multiple, complex developments.
- Experience with development of outpatient healthcare preferred.
