Position

Director of Land Development

Responsibilities

  • Oversee field operations and field personnel of the land development department.
  • Develop opportunities that align with company land development strategies and market trends.
  • Administer contractor, consulting, and municipal contracts for acquisition, approval, and development of residential properties.
  • Create and manage schedules, budgets, and deliver within requirements; ensure timely and accurate design and installation of land development improvements.
  • Manage site improvement bidding, contract negotiations, and value engineering during design to reduce costs.
  • Maintain bonds and oversee projects from permit approvals through construction, final certification, and community turnover.
  • Develop and manage entitlement budgeting, NPDES/SWPPP compliance, and utility extension agreements.
  • Negotiate purchase & sale agreements and manage field personnel under Land Development Managers.
  • Evaluate and monitor performance of Land Development Managers.
  • Ensure contractual and policy compliance with contractors, consultants, and trade partners.
  • Establish relationships with developers, contractors, consultants, and governing authorities.
  • Coordinate planning, permitting, and construction processes; forecast long-term schedules and budgets.
  • Support division and department goals; interact with senior management.
  • HOA management experience is a plus.

Requirements

  • Bachelor’s degree in business administration, engineering, accounting, finance, or similar program, or comparable experience.
  • Minimum 7 years of experience in land development, with at least 5 years in a management role.
  • Proficient in computer literacy – word processing, spreadsheet analysis, project scheduling, and data management software.
  • Strong verbal and written communication skills.
  • Ability to exercise initiative and achieve objectives with minimal supervision.
  • Detail-oriented, problem-solver, able to handle complex situations and resolve conflict.
  • Ability to build and motivate highly effective teams.
  • Valid driver’s license and good driving record.
  • Valid auto insurance coverage required.

Physical & Site Presence Requirements

Must be able to operate a motor vehicle; bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds; have finger dexterity for computer use; work over eight hours per day in field and office environment.
