The Leasing Manager supports the Community Director and/or Asset Manager in coordinating and executing all community leasing and rental operations. This role is responsible for effectively managing people, activities, and available resources to achieve community objectives established by ownership. These objectives include maximizing occupancy levels, maintaining property values, and developing and executing a strong resident retention program.

The Leasing Manager also assists with marketing initiatives, oversees leasing activities, and trains staff to ensure efficient daily operations

Conduct all business in accordance with JM Development policies and procedures, including compliance with:

Fair Housing regulations

Americans with Disabilities Act (ADA)

Fair Credit Reporting Act (FCRA)

All applicable federal, state, and local laws

Leasing & Marketing

Assist ownership and the Asset Manager in evaluating potential residents, presenting properties, advertising vacancies, and preparing lease agreements.

Market and lease vacant apartments to prospective residents.

Maintain and update social media accounts and property marketing postings.

Welcome and tour prospective residents throughout the community.

Handle incoming inquiries from prospective residents and complete all necessary leasing documentation.

Conduct monthly market surveys and analyze competitive properties and neighborhood conditions.

Provide rental rate recommendations to the Asset Manager.

Resident Relations & Retention

Develop and support a strong resident retention and engagement program, including organizing weekly community activities.

Address resident concerns and complaints and ensure proper documentation.

Review notices to vacate and identify causes for move-outs.

Maintain clear and consistent resident communication regarding services, requests, and community updates.

Maintain a positive and professional customer service approach at all times.

Operations & Financial Responsibilities

Ensure rent is collected and posted in a timely manner.

Coordinate eviction processes as required for delinquent accounts.

Approve and submit invoices to the corporate office for payment.

Maintain detailed records of daily, weekly, and monthly management activities.

Actively monitor and report on monthly operational performance.

Staff Management & Training

Assist the Asset Manager or Community Director with hiring, training, motivating, and supervising on-site staff.

Conduct employee orientation and ongoing training sessions.

Provide performance feedback and assist with documentation of employee performance when necessary.

Review and approve staff schedules and timesheets.

Train office staff on leasing procedures, workplace safety, and operational processes.

Property Operations

Coordinate with maintenance teams to ensure timely apartment turnovers and readiness after move-outs.

Monitor and schedule maintenance activities with supervisors.

Conduct regular property inspections, including vacant units.

Participate in move-in and move-out inspections.

Maintain communication with vendors and contractors regarding scheduling, billing, insurance documentation, and vendor relations.

Report all liability incidents and community-related events.

Ensure workers’ compensation claims are reported and documented properly.

Complete daily safety checklists in coordination with property management and maintenance supervisors.

Administrative Duties

Ensure lease files are complete and compliant; approve all leases in writing.

Maintain awareness of industry trends through professional resources and publications.

Perform additional leasing and operational duties as required.

Complete other duties as assigned.

Physical Requirements

Ability to stand and remain mobile for extended periods (up to 4 hours at a time).

Ability to walk the property and buildings for long durations.

Ability to work in confined or limited spaces when necessary.

Ability to bend, squat, and lift up to 50 lbs regularly.

Ability to understand and respond to verbal requests and visual cues in a fast-paced and sometimes loud environment.

Education & Experience Requirements Applicants must meet one of the following qualifications:

Associate degree or a valid educational certificate in a trade

Minimum of 1 year of property management experience

Minimum 2 years of Shift Management Experience within a Retail, Storage or Office Setting
